Job description

Arise Homes is a new home builder and developer dedicated to providing beautiful, quality homes at an affordable price point.

Join a dynamic and customer-focused team dedicated to helping families find their dream home. As the Development Project Manager, you will take ownership of all phases of neighborhood infrastructure construction. From bidding civil construction subcontractors to securing final city approval, this role will serve our trade partners and city staff with a unifying attitude and mind towards excellence throughout the project. The Project Manager will have opportunities for both personal and professional growth while working in a fast-paced department in a dynamic organization.

ABOUT YOU
  • Bachelor's degree in construction management, or related field preferred.
  • Proven experience in land development, project management, or related roles with a minimum of (5) years of experience. Proficient computer skills and knowledge of computer systems. Specific working knowledge of Microsoft Excel and Word.
  • Excellent project management skills, including budgeting, scheduling, and resource allocation.
  • Familiarity with civil construction methods, materials, and industry best practices.
  • Proficient in Windows operating systems and Microsoft Office applications.
  • Highly motivated self-starter with the ability to work either independently or collaboratively.
  • Excellent verbal and written communication skills.
  • Highly organized with keen attention to detail.
  • Ability to act with integrity, professionalism, and confidentiality.
  • Good decision making skills, sound judgement, and problem solving approach.
  • Be open and prepared to grow professionally within the team as well as the overall company.
HOW YOU WILL SPEND YOUR TIME
  • Represent Arise Homes in a positive and professional manner in and outside the company.
  • Lead the bidding process for civil construction subcontractors, ensuring fair and competitive selection.
  • Negotiate contracts and manage subcontractors to ensure quality, cost control, and timely performance.
  • Manage and maintain positive relationships with development contractors, sub-contractors, and other third parties.
  • Manage construction schedule for timely delivery of completed lots for construction.
  • Ensure all projects meet city regulations and building codes, securing necessary permits, approvals, inspections, and final sign offs to hand developments off to the build team.
  • Monitor and coordinate the work effort of all sub-contractors and utility providers to ensure their scope of work is in conformance with the project budget, schedule, and development guidelines.
  • Monitor project budgets, track expenses, and adjust as needed to keep projects within financial constraints.
  • Resolve issues that arise during the construction process, making timely decisions to keep the project moving forward.
  • Manage all construction items not covered by main site contractor.
  • Prepare reports regarding the status of each development including status of construction, cost variances, unresolved items and other project related reports.
  • Continually look for ways to improve our development processes, the quality of our product and customer experience.
  • Perform other duties as assigned.
REPORTING RELATIONSHIP

The Land Development Project Manager reports to the Land Development Manager.

JOB HOURS
  • 40-45 hours per week (8:00am-5pm, M-F)
  • Lunch meetings are occasionally required.
  • After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.
  • Travel occasionally required.
