Job summary

Lennar is seeking a Land Development Manager to oversee the timely delivery of home sites through coordinated schedules, budgets, and permit compliance. You will work with Area Construction Managers and the Director of Construction to ensure ready-to-build land, while assisting entitlement budgets and value-engineering design.

You will also manage field operations, HOA activities, and coordination with departments to deliver amenities and marketing windows.

Qualifications

  • High School Diploma or equivalent required.
  • Bachelor's degree in construction management, engineering, or a similar program preferred.
  • Minimum 5 years of experience in land development.
  • Computer literacy including word processing, spreadsheet analysis, and data management.
  • Detail-oriented with strong problem-solving abilities.
  • Valid driver's license and good driving record; valid auto insurance required.

Responsibilities

  • Ensure delivery of new projects on time using schedules, budgets, and permit compliance.
  • Collaborate with Area Construction Managers and Director of Construction to ready home sites.
  • Assist in development budgets during entitlement and value-engineer design aspects.
  • Develop relationships with jurisdictional entities for land use and development rights.
  • Oversee field operations for erosion control, grading, utilities, paving, landscaping, and as-builts.
  • Manage HOA activities including quarterly meetings and budget analysis.
  • Maintain bond management and guaranty retrieval for the division.
  • Coordinate with departments to deliver amenities and proper marketing windows.

Your Responsibilities on the Team
  • Responsible for the successful and timely delivery of new projects through use of construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans and permit compliance reports.
  • Work closely with the Area Construction Managers and Director of Construction to deliver completed, ready-to-build home sites.
  • Assist in the creation of development budgets during the entitlement process and value-engineer specific aspects of the project design.
  • Develop position working relationship with jurisdictional entities all while maintaining land use and development rights.
  • Oversee projects from permit approvals through construction, recording plat, final certification and community turnover.
  • Oversee and manage all aspects of the field operations related to land development including erosion control, grading, wet utilities, dry utilizes, paving, sidewalks, landscaping, hardscaping, amenities, post construction as builts, certifications and compliance letters.
  • HOA management including but not limited to quarterly meetings, budget analysis and improvements to the common open space.
  • Responsible for bond maintenance and retrieval of all types of guaranty in use by the division.
  • Work with all departments as needed to deliver amenity/recreation centers, common entry landscaping and ensure proper marketing window.
  • Responsible for SWPPP management and compliance.
  • Regular review of project development budgets with Director of Development for reconciliation.
  • Perform additional duties as assigned by the Director of Land Development.
Requirements
  • High School Diploma or equivalent required
  • Bachelor's degree in construction management, engineering, or similar program preferred
  • Minimum 5 years of experience in land development
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
  • Must be detail-oriented and a problem-solver able to deal with complex situations
  • Valid Driver's License and good driving record
  • Valid auto insurance coverage required

Physical & Office/Site Presence Requirements: Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work in excess of eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
