Job summary

Aro Homes in Mountain View, CA is seeking a Development Manager to lead end-to-end pre-construction for single-family infill projects across the Peninsula. You will own site feasibility, entitlements, utility planning, and permitting in collaboration with internal teams and local authorities.

Reporting to the Director of Project Development, you will drive approvals, streamline processes, and advance projects to construction readiness, ensuring timely deliveries and strong community relations.

Qualifications

• Must have process-driven approach with strong attention to detail.
• Excellent communication across mediums (verbal, written, and visual).
• Proficient with project management software (e.g., Oracle Primavera Cloud, Smartsheet).
• Strong interpersonal skills for stakeholder management and collaboration.
• 3+ years’ experience in residential infill development.
• Ability to assess site-specific conditions (landscaping, civil, soils).

Responsibilities

• Plan and complete land development activities for a portfolio of lots, including feasibility, budgeting, permit submissions.
• Develop and control land development and permitting schedules and critical path workflows.
• Conduct site assessments and define land development costs with Acquisitions and Site Operations teams.
• Build relationships with neighbors, municipalities, and third parties (arborists, surveyors, civil engineers).
• Coordinate with utilities to expedite disconnect/reconnect of services.
• Secure permits for demolition and related plans.
• Provide administrative support to the department.
• Mange and pay Development Fees in preparation for Building Permits.
