The Manager, Land Acquisitions will be primarily responsible for acquiring and managing low-rise sites for the North Carolina and South Carolina Regions. They will manage the entire lot and land acquisitions process through location sourcing, contract negotiation and directing acquisition activities of the fully finished developed lots and undeveloped land resources necessary for the Region to attain its operating budgets.

This role will assist the Land Development Team with various tasks critical to the management of multiple development projects including feasibility, project and product design, entitlements, and land planning through initial contract negotiations to land closings. Manager must be accountable, have unparalleled focus on details and an innate need for uniformity and consistency in work product, embrace the responsibility to take initiative, and derive satisfaction from and thrive in a role where teammates and the company are counting on the Manager to achieve results. This position allows for unlimited growth potential within the company.

What We Are Looking For

In addition to your expertise in land acquisition and development, here’s what we’d love to see:

  • Minimum 3-5 Years of Real Estate Acquisition and Finance experience – i.e., financial analysis in a real estate environment or related business environment.
  • Bachelor’s degree from an accredited four-year college or university or equivalent in Engineering, Finance, Accounting, Economics discipline, Real Estate.
  • Proven ability to conduct business case analysis and evaluate complex development scenarios using financial metrics and proforma modeling.
  • Exceptional written and verbal communication skills for preparing and presenting business cases, as well as negotiating and influencing internal and external stakeholders.
  • Advanced proficiency in Excel and financial modeling, with the ability to work independently and solve problems with limited supervision.
  • Strong collaboration skills with experience working cross-functionally with departments such as Land Development, Legal, Sales, and external consultants; mentoring junior staff or co-op students is an asset.
  • Effective at managing multiple priorities and deadlines while demonstrating sound judgment, strategic planning, and decision-making abilities in a fast-paced environment.


You’ll Stand Out if You Bring:

  • Background in Real Estate and Real Estate Finance is a plus.
  • CFA or CPA designation and an MBA is considered an asset.
  • Licensed to practice Real Estate in NC and SC is considered an asset.

What You’ll Be Doing Each Day

  • Identify and evaluate land acquisition opportunities through market research and relationship-building with developers, brokers, municipal officials, and other key stakeholders.
  • Conduct detailed financial analyses and develop business case presentations using complex proformas to support acquisition decisions.
  • Manage the preparation and maintenance of a 3–5-year land acquisition pipeline for review by executive leadership.
  • Oversee due diligence efforts, including budgeting, checklist completion, and investment committee submissions, in collaboration with internal support teams.
  • Lead acquisition-related presentations and calls with investment committees and executive management for project approvals.
  • Review and negotiate purchase and sale agreements, joint venture agreements, and related legal documents in coordination with legal counsel.
  • Monitor and interpret zoning regulations, land use ordinances, and municipal planning processes; attend public hearings and coordinate entitlement activities as required.
