Job summary

Meritage Homes is seeking a Land Acquisition Manager for the Coastal/Charleston division to identify gaps in land positions and target strategic opportunities. You will conduct in-depth market analysis, spend significant time in submarkets, and lead offmarket sourcing and negotiations with landowners, developers, and municipalities.

The role emphasizes fieldwork, due diligence, and collaboration with internal teams to prepare corporate-approved land deals and favorable terms for development

Qualifications

  • Three or more years of real estate acquisition and negotiation experience, preferably in homebuilding.
  • Self-starter with ability to balance fieldwork, relationships, and internal coordination.
  • Proven ability to source and advance land deals through proactive outreach.
  • Experience with land acquisition, including municipal work and zoning knowledge.
  • Proficient with MS Office; able to read lot/plat plans.

Responsibilities

  • Analyze markets and submarkets to identify gaps and strategic land acquisitions.
  • Spend substantial time in submarkets doing field reconnaissance and lead generation.
  • Source offmarket and early-stage land opportunities through outreach to landowners and developers.
  • Oversee potential projects including parcel identification, seller negotiations, and due diligence.
  • Prepare market data reviews and feasibility analyses for corporate review.
  • Draft letters of intent and respond to qualifications in bids.
  • Review survey/title issues to assess liabilities of acquisitions.
  • Support presentations before municipal bodies as needed.
  • Maintain market intelligence and build relationships with landowners, brokers, and developers.
  • Prepare deal summaries and land-tracking reports for management.

Job description

Responsibilities

Meritage is looking for a Land Acquisition Manager for our Coastal/Charleston division to focus on the following:

  • Analyze markets and sub-markets and the division's current land positions in order to identify gaps and strategic areas for concentrating future land acquisitions.
  • Spend significant time in assigned submarkets identifying development patterns, ownership trends, and emerging opportunities through inperson reconnaissance and relationshipbased lead generation.
  • Proactively source offmarket and earlystage land opportunities through regular fieldwork, site visits, and direct outreach to landowners, developers, and local stakeholders.
  • Oversee potential new projects for the division including identification of parcels, negotiation with sellers, due diligence, and preparation of Corporate Approval Package.
  • Responsible for review/preparation of market data and competitive pricing analysis, and evaluating the overall technical and financial feasibility of a potential project.
  • Prepare letters of intent and respond to requests for qualifications in a competitive bid situation.
  • Review survey/title issues and other reports to determine liabilities of potential acquisitions.
  • Assist in the presentations before municipal decision-making bodies and other government entities as necessary.
  • Maintain knowledge of market activities, trends and opportunities and generate prospective land deals through networking with industry and local contacts, brokers, title companies, developers, other builders, land sellers, and others.
  • Responsible for the preparation of deal summaries and land tracking report for corporate management and Division President.
  • Create and foster relationships with landowners, land brokers, title companies, lenders, municipalities other homebuilders, and lot developers
  • Negotiate and prepare amendments to existing land contracts as necessary.

This role is highly marketfacing and requires consistent time in the field identifying, cultivating, and advancing land opportunities.

Qualifications
  • Three or more years of Real Estate acquisition and negotiation experience, preferably in the homebuilding industry
  • Strong self-starter mentality with the ability to manage time between fieldwork, relationship development, and internal coordination
  • Demonstrated ability to independently source and advance land deals through proactive outreach and on-the-ground market engagement.
  • Experience in land acquisition, preferably in homebuilding. A portion of this experience can be accumulated working with municipalities
  • Knowledge of GIS mapping applications and Google Earth
  • Two years of experience working with municipalities, homeowners, contractors, attorneys and engineers
  • Working knowledge of zoning and land use practices, development standards, and utility solutions
  • Proficiency with Microsoft Office applications with advanced skills in Excel; Ability to interpret lot plans, plat plans
  • Ability to create/implement work plans, prepare written materials and articulate goals and action plan
