Job summary

DRB HOMES is seeking a senior land acquisition professional to execute the division's strategy by identifying, negotiating, and acquiring land and lots to meet forecasted needs.

The role requires establishing broker/seller relationships, coordinating with engineers and planners, and guiding due diligence and regulatory approvals through to closing.

Qualifications

  • Bachelor’s Degree in related field with minimum 5 years’ experience in homebuilding, land & entitlement
  • Strong negotiation and contract skills required
  • Knowledge of land use regulations at local, county, state and federal levels
  • Proven leadership and ability to manage cross-functional teams
  • Excellent interpersonal communication and relationship-building skills
  • Proficient in MS Word and Excel; able to analyze market data and develop proformas

Responsibilities

  • Identify opportunities for land and lot acquisition.
  • Negotiate and acquire land and lots to meet company goals.
  • Establish relationships with land developers, brokers, and sellers.
  • Draft LOIs and negotiate finalized contracts for targeted acquisitions.
  • Coordinate due diligence and entitlements with engineers, planners, and general contractors.
  • Assist with regulatory approvals and government agency coordination.
  • Manage land purchases through due diligence and package coordination.
  • Maintain target-date reports and market analyses.
  • Network with builders and developers to stay competitive and informed.
  • Support the Entitlements group in project coordination and approvals.

JOB PURPOSE:This position is responsible for the execution of division land acquisition strategy including identifying, negotiating, and acquiring new land and lots to meet the divisions future needs. Fosters new and maintains existing relationships with land owners, sellers, developers, brokers in order to expand division’s visibility and market presence. Maintaining excellent communications with appropriate internal and external partners, division leadership, and executive team is required.ESSENTIAL FUNCTIONS:Duties and ResponsibilitiesIdentify opportunities for land and lot acquisitionNegotiate and acquire land and lots necessary to meet company goals and projections; prospect for potential land acquisition opportunitiesEstablish and maintain relationships with Land DevelopersEstablishes broker/seller relationshipsAnalyzes land development proformasDrafts and submits LOIsNegotiate and finalize contracts for targeted acquisitionsMaintain reports, critical target dates, contract summaries and periodic market analysisNetwork with other builders and developers to maintain market awareness, develop contacts and provide information necessary for the division to be a strong competitorAssist the Entitlements group in coordinating the activity of engineers, land planners, architects and general contractors in the underwriting and due diligence assessment of targeted acquisitions.Assist the Entitlements group with local, county, state and federal governmental agencies to annex, zone and otherwise secure regulatory approval for projectsEstablish and foster professional relationships with state, county and city officials to maximize productivity of targeted projectsManage land purchases through due diligence processes; provide information for and participate in the coordination of land acquisition packagesAssess site viability and provide information where appropriateOther duties as assignedQUALIFICATIONS:Knowledge and SkillsA demonstrated ability to lead people and get results through othersAn ability to think ahead and plan over a 2-3 year time span as well as a long range 5+ year time framesStrong negotiation and contract skillsThe ability to organize and manage multiple prioritiesProblem analysis/resolution skills at the strategic and functional levelEvaluation of the staff group structure and team plan for continual improvement of efficiency and effectiveness of the group as well as providing individuals with professional and personal growthMust have high level of interpersonal skills to handle sensitive and confidential situations. Position continually requires demonstrated poise, tact and diplomacyMust have knowledge of a variety of computer software applications in word processing and spreadsheets (MSWord, Excel)Knowledge of market trends, pricing, growth and supplyKnowledge of local, county, state and federal regulations related to land use and approvalsBroad functional experience in areas of homebuilding and land development financialsValid driver’s licenseEducation and Work ExperienceBachelor’s Degree in related field and minimum 5 years’ experience within the homebuilding industry with concentration in Land & Entitlement OR equivalent combination of education and/or work experienceExposure to residential homebuilding or land development environment is a positiveLand development and/or homebuilding experience is a plus
