Reporting to the assigned Manager of Commercial Valuations or Manager of Special Properties, the Industrial Commercial (I/C) Valuations Junior Analyst is responsible for determining the assessedvalueofindustrialandcommercialpropertiesinCookCounty andanalyzingandmaking determinationsonappealsandCertificatesofErrorrelatedtothevaluationofthoseproperties.The I/C Valuations Junior Analyst is responsible for performing all duties in a uniform and timely mannertomeettheassessmentdeadlinesoftheCookCounty Assessor’sOffice(CCAO).TheI/C Valuations Junior Analyst also provides good customer service.
EssentialJobDuties
- Collects, analyzes and evaluates data to determine the assessed value of industrial and commercial property.
- Researchesand uses information submitted on behalf of the taxpayer anddatacollected from the internet, CoStar, other data platforms, CCAO systems and databases, and other office technology to make valuation and assessment decisions.
- Ensures that industrial and commercial property is fairly and uniformly assessed, applying appropriate rules, regulations, policies and other guidelines in making assessment decisions.
- Reviewsdataandinformationintheanalysis,review,andprocessingofapplicationsforappeal and certificates of error.
- Conducts field research on triennial towns as assigned and reports updates to Valuations Department management for use in assessing property values.
- WorksatthedirectionoftheassignedGroupLeaderprocessingfilesinamannertoensurethat the Department meets its designated assessment cycle deadlines.
- Usesdiscretionin carryingoutassignmentsandcompletingtaskstoaneffective outcome, resolving any minor problems in accordance with CCAO’s policies and guidelines.
- Communicatesanylackofunderstandingofaparticularpropertytotheassigned Group Leader and/or applicable Manager, as appropriate.
- Collects,analyzesand summarizesinformationoncomparablepropertiesforPropertyTax Appeal Board appeals, as assigned.
- Reviewsandprocessesindustrialandcommercial permitproperties,asrequested.
- Performsotherdutiesandassignments,asrequired,toachievetheoverallgoalsofthe ValuationsDepartment.
- Worksextendedhoursandovertime, asneeded.

MinimumQualifications
- HighschooldiplomaorGEDcertificate.
- One(1)yearexperienceinpropertytaxation,assessmentadministration,orreal estate appraisal or valuation of industrial and commercial properties.
OR
- Graduationfromanaccreditedcollegeand/oruniversitywithabachelor’sdegree.
PreferredQualifications
- Bachelor’sdegreefromanaccreditedcollegeoruniversityinfinance,business administration, real estate, mathematics, or related field.
- ProficiencywithMicrosoft Excel.
- Two(2)yearsormoreexperienceinpropertytaxation,assessmentadministration,or real estate appraisal or valuation of industrial and commercial properties.

- KnowledgeofCCAOoperations,function,activities andthepropertytax system,aswell as a thorough knowledge of CCAO’s procedures, policies, guidelines and other applicable rules and regulations related to valuation of real property, or the ability to quickly gain such knowledge.
- Knowledgeoftheassessmentcycle,assessmentvaluationstandards,practicesandtechniques, and the three approaches to value.
- Ability to meet CCAO and departmental deadlines, production goals and effectively utilize time with limited oversight.
- Knowledgeofmaterials,software,and equipmentutilizedbyCCAO,ortheabilitytoquickly gain such knowledge.
- Abilitytoadjustto newtechniquesand procedures.
- Abilitytoconverseknowledgeablyandcommunicateeffectively, bothorallyandinwriting.
