Position Title: JANITORIAL MANAGER

Location: Rockville, VA

Salary: $70,000 - $75,000

Job Summary: The Janitorial Manager is responsible for the supervision, inspection, and control of all custodial and related services associated within the assigned contract. Specific responsibilities are determined by client expectations and at the discretion of the Director of Operations.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES: Allocate work responsibilities among subordinates. Supervise and coordinate the work activities of assigned areas, including common areas, service hallways, and food courts. Knowledge of contract requirements and creation of schedules to maintain properly skilled staffing levels. Approve vacation time, overtime, and timecards. Train custodians on work-related equipment. Motivate, discipline, and evaluate staff. Counsel and coordinate with customer management representatives on all matters relating to services performed. Resolve clients’ concerns and conduct inspections for satisfactory job performance. Meet periodically with subordinates to review status of facility services and institute corrective measures for any deficiencies found. Monitor supply use inventory and ensure all equipment is in proper working condition. Perform any additional duties as required, including providing hands‑on cleaning if necessary.

Supvisory Responsibilities: (included within the essential functions). For clarity, this role includes serving as the primary point of contact for client service matters, providing leadership to custodial teams, and ensuring service standards meet contractual obligations.

Requirements (Knowledge, Skills, Abilities, and Education and/or Experience): Strong organizational and planning skills, responsiveness, attention to detail, and excellent follow‑through. Ability to work effectively under pressure and manage multiple priorities. Demonstrated excellent customer service skills. Minimum of five to ten years of recent supervisory experience in custodial and related services in major facilities. Knowledge of routine nightly and daytime facility cleaning and related services. Working hours are primarily weekdays but may include evenings and weekends and on‑call emergencies. High school education or equivalent preferred. Bilingual English/Spanish preferred.
