Job summary

The Management Trust is seeking a reliable Janitor to maintain the cleanliness and safety of clubhouses, offices, and common areas at Motorcoach Country Club. This seasonal, non-exempt full-time role runs roughly October 16, 2026 to April 30, 2027, with a Monday–Friday schedule and possible weekend/holiday work in peak periods.

Responsibilities include cleaning, supply stocking, minor maintenance, and reporting deficiencies to supervision.

Qualifications

• High School Diploma or equivalent required.
• 1–2 years janitorial experience preferred.
• Must meet deadlines and handle time-sensitive issues.
• Must be a reliable team player with strong communication.

Responsibilities

• Remove garbage and recycling daily; prepare bins for collection.
• Safely handle cleaning supplies and chemicals.
• Notify supervisor of deficiencies or needed repairs.
• Handle emergency cleaning and upkeep requests; address hazards.
• Troubleshoot minor maintenance issues as needed.
• Maintain tidy work areas, tools and equipment.
• Perform grounds maintenance as needed.
• Ensure exercise equipment is clean and functional.
• Daily patrol of building exteriors, interiors, pool, and parking areas.
• Restock restrooms with paper towels, toilet paper, and soap.
• Other duties and special projects as assigned.

Salary: $19.00/hourly

Employee Owner Position Purpose

The Janitor is responsible for the general upkeep of clubhouses, administrative offices, and other common areas of the community. Key areas of focus include maintaining a clean and orderly environment, ensuring appropriate supplies are stocked, and performing non-routine support as needed.

Job Duties And Responsibilities

• Clean and supply designated building areas; this may include, but is not limited to: dusting, sweeping, vacuuming, mopping, disinfecting surfaces, and similar
• Remove garbage and recycling daily; prepare bins for weekly collection
• Safely handle cleaning supplies and related chemicals
• Notify supervisor of occurring deficiencies or needed repairs
• Manage emergency cleaning and upkeep requests – particularly hazards (like water leaking on a walkway)
• Troubleshoot minor maintenance issues as requested, such as adjusting heating/cooling
• Maintain a clean work area, tools, and equipment
• Clean gutters, down-spouts, and scuppers to maintain drainage
• Perform grounds maintenance (i.e. blowing and pressure washing as needed), as well as turf/grass maintenance (i.e. mowing, trimming, edging, fertilizing, dethatching, and over-seeding)
• Clean and pad elevator for resident moves and/or large deliveries
• Ensure exercise equipment is clean and in working order
• Daily patrol of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessary
• Ensure sanitary standards by regularly cleaning the guest room, community room, and restrooms; restock items such as paper towels, toilet paper, and soap
• Other duties and special projects as assigned

Qualifications

• High School Diploma (or equivalent)
• Basic computer skills are a big plus
• Experience in janitorial services – with generally between 1-2 years of experience
• Ability to meet deadlines and address time-sensitive issues
• Superior multi-tasking skills
• Excellent written and verbal communication
• Ability to provide high-level customer service with astute attention to detail and organization
• Must be a team player
• Ability to manage workflow amid shifting priorities
• Willing to learn Company process and procedures, and learn/use proprietary software
• Adaptable and dependable with a solid attendance record
• Professional and respectful demeanor with all internal and external customers at all times
• Ability to work independently and follow instructions with minimal supervision

Special Position Requirements

• Must have and maintain a valid driver’s license and driving record in compliance with Company policy

Essential Functions

• Use standard office equipment, including: computer, phone, copier/scanner, etc.
• Use standard cleaning equipment, including: broom, mop, vacuum, etc.
• Be stationary or in motion for periods of time
• Relocate up to (25) pounds
• Able to perform outdoor work in all types of weather

• Monday-Friday from approx. 7:00 am-4:00 pm
• May be required to work weekends and holidays
