The Facilities & IT Operations Manager is responsible for planning, coordinating, and supporting all technology infrastructure, facility maintenance, and capital improvement projects across a portfolio of self-storage facilities and truck stop/travel center locations through. This position serves as the primary liaison between operations, vendors, contractors, and management to ensure all locations remain safe, operational, technologically current, and well-maintained. The ideal candidate is highly organized, technically proficient, mechanically inclined, and capable of managing multiple projects simultaneously while responding quickly to emergency situations.
Responsibilities:
- Coordinate and oversee all IT systems across all locations.
- Support point-of-sale systems, self-storage management software, access control systems, surveillance cameras, networking equipment, Wi-Fi, VoIP phone systems, digital signage, and office technology.
- Troubleshoot and coordinate repairs with internal staff and third-party vendors.
- Assist with implementation of new technology projects.
- Maintain technology inventory and software licensing.
- Coordinate cybersecurity best practices and system backups.
- Document IT procedures and maintain network diagrams and equipment records.
- Plan, coordinate, and oversee facility improvement projects from conception through completion.
- Manage vendor bidding, scheduling, budgeting, and project timelines.
- Ensure projects are completed on time, within budget, and to company standards.
- Coordinate remodels, equipment replacements, and capital improvement projects.
- Provide regular project status reports to executive management.
- Respond to emergency maintenance issues affecting operations.
- Coordinate after-hours repairs with contractors and internal personnel.
- Assist management during weather events, utility failures, security incidents, and equipment breakdowns.
- Prioritize emergency work to minimize operational disruptions.
- Develop and maintain relationships with contractors, service providers, and equipment suppliers.
- Negotiate pricing and service agreements.
- Evaluate contractor performance.
- Verify work completion and approve invoices.
- Assist in developing annual maintenance and capital budgets.
- Monitor expenditures and control project costs.
- Identify opportunities for cost savings and operational efficiencies.
- Prepare purchase recommendations for equipment and technology upgrades.
- Provide technical guidance and assistance to maintenance staff and property managers.
- Train employees on new equipment and technology.
- Promote a culture of safety, teamwork, and continuous improvement.
Qualifications:
- Bachelor’s degree in Technology or Engineering preferred
- 5+ years of experience
- Proven Leadership with technology and maintenance technicians
- Strong background in IT support, maintenance, property services, or similar operational environment
- Excellent communication skills for effective client interaction and collaboration within the team
- Ability to work independently while managing multiple tasks under tight deadlines
