Job Title: Investment Manager - Customer Led Development Transactions

A day in the life

The Investment Manager will support the Customer Led Development Team with analysis and project management for acquisitions, redevelopment, joint ventures, and development opportunities within the United States. This role requires strong attention to detail, organization, analytical skills, and collaboration across the organization. Quantitative and qualitative skills are essential for analyzing market trends and investment structures.

Key responsibilities include:

1. Collaborate with the Capital Markets Lead and Regional Development Officers to identify and develop Customer Led Development opportunities, including land acquisition, development, joint ventures, and value-add redevelopments.
2. Lead the preparation of investment memos, proformas, and presentations for senior management and the Investment Committee.
3. Work with Regional Development Officers to evaluate new investment opportunities, focusing on emerging trends to maximize returns.
4. Assess the value and potential of development projects by creating and analyzing financial models, including discounted cash flow, proforma, and joint venture models, in collaboration with brokers and consultants.
5. Manage and maintain deal pipelines.

Building blocks for success

• 5+ years of full-time experience in real estate or construction, focusing on development, finance, or capital markets, especially within merchant development.
• Advanced proficiency in Microsoft Excel, with strong skills in building and auditing complex financial models and understanding real estate metrics such as NPV, IRR, cap rates, and credit tenant lease structures.
• Experience with Argus software and integrating its output into Excel-based analyses.
• Ability to analyze and interpret complex real estate documents such as LOIs, RFPs, market reports, and contracts.
• Excellent communication and organizational skills, with the ability to manage multiple projects under tight deadlines.
• In-office presence required five days a week.
• Willingness to travel up to 20% within the continent.
• Bachelor's degree in Business, Real Estate, Finance, Economics, or a related field.

Compensation

Salary range: $121,000 - $166,000, plus bonus and long-term incentives, depending on location, experience, and skills.
