This role will be responsible for supporting the investing and portfolio management activities of our global real estate portfolio. The Associate will work collaboratively within the investment team and with operating partners to drive execution of business plans, deliver value creation initiatives, and ensure the efficient operation of real estate assets. The Associate will work collaboratively within the investment team and with operating partners to drive execution of business plans, deliver value creation initiatives, and ensure the efficient operation of real estate assets. This position is ideal for individuals passionate about pursuing a career in global real estate and keen to gain exposure to multiple facets of investing and investment management.

Who You'll Work With

Reporting to the Director, Real Estate, you will work closely with the Real Estate department, which sits within the Investments division. Our team comprises nearly 40 investment professionals across offices in Toronto, Dallas, London, Sao Paulo, and Singapore.

What You'll Do

  • Investment Analysis: Review potential acquisitions, focusing on capex programs, construction budgets, and business plans.
  • Financial Performance: Analyze, negotiate, and recommend leasing, capital expenditure programs, and refinancings within the existing portfolio.
  • Development Monitoring: Monitor development progress and capex expenditure to ensure delivery on time and within budget.
  • Sales and Marketing: Drive sales marketing strategies, timing, and management of the disposal process.
  • Asset Management: Provide support throughout the asset life cycle, including execution of business plans and exit strategies for assets with complex investment strategies.
  • Valuation and Reporting: Support annual and bi-annual property valuation processes and preparation of internal and external reports.
  • Stakeholder Collaboration: Build relationships with property managers, brokers, tax and legal teams to achieve investment objectives.
  • Performance Measurement: Evaluate asset-level business plans and cash flow projections, and work with operating partners on execution.
  • Communication: Regularly communicate with senior management/internal stakeholders on the progress of business plans, valuations, major asset management initiatives, and upcoming risks.
  • Portfolio Management: Support portfolio-wide initiatives and specific portfolio company projects to execute on our global strategy.
  • Financial Modeling: Review, build, and employ financial modeling tools to analyze investments.
  • Sustainability and ESG: Incorporate sustainability and ESG principles into real estate property management and development practices.
  • May provide guidance to other junior staff (Analyst, Intern, Co-op’s)
  • Build effective partnerships with key external stakeholders
  • Works under direction of a senior investment professional helping to shape the investment decision
  • Ability to balance competing priorities, work independently, manage projects and thrive in a high-
  • performance team environment with strict deadline

What You'll Need

  • Undergraduate degree in business, finance, accounting, or related field.
  • Technical Skills: Advanced skills in Microsoft Excel, PowerPoint, and Word; experience with ARGUS is a plus.
  • Analytical Skills: Excellent analytical and financial modeling skills; ability to perform in-depth quantitative analysis.
  • Communication Skills: Strong written and verbal communication skills.
  • Organizational Skills: Exceptional organizational and time management skills; ability to balance multiple priorities under demanding timelines.
  • Team Collaboration: Ability to work effectively as part of a team and independently, including engagement with third parties (Operating Partners, agents, lawyers, property managers, and other advisors).
  • Attention to Detail: Disciplined and diligent approach with rigorous attention to detail.
  • Proactive Attitude: Demonstrated ability and desire to work in a vigorous team-based environment.
  • Minimum of two years of relevant experience, preferably in investment banking, private equity, real estate, or advisory.
