Job summary

Ontario Teachers' invites applications for an Investment Analyst role focused on real estate investments. You will conduct complex data analyses and build sophisticated financial models to evaluate acquisitions, dispositions, and portfolio performance.

The position involves underwriting, due diligence, and preparing investment memos for the investment committee, with a flexible hybrid work arrangement and opportunities for global travel under our travel program.

Job description

Duties

• Under general supervision, provides expertise through conducting complex analyses of data and developing related reports and recommendations to support investments in all of its initiatives.
• Underwrites real estate investment opportunities (acquisitions/dispositions) for both asset and corporate level transactions and performs asset and market due diligence.
• Execution of real estate and real estate-related acquisitions and dispositions, including due diligence processes.
• Development and management of financial models for investments, joint ventures, scenario analysis and financing.
• Leads research, analysis and execution of strategic initiatives.
• Responsible for all aspects of the investment process: origination, deal execution, due diligence, and portfolio monitoring. Develops investment thesis and creates memos to be presented to the investment committee.
• Performs financial modelling and analysis such as: financial projections, sensitivity analysis, valuations, and returns.
• Drives sector research to identify investment targets and perform competitive analysis.
• Evaluates and monitors the ongoing performance of portfolio company investments.
• Develops and maintains relationships with partners, entrepreneurs, investment professionals, and service providers to facilitate deal sourcing.
• Stays abreast of events and trends in the Real Estate sector.
• Supports ongoing strategic initiatives and reporting requirements.

Requirements

• Bachelor's degree in Finance, Business, Economics, Mathematics, Statistics, or related field of study.
• Two (2) years related experience as an Investment Analyst, Market Analyst, or related occupation.
• Experience is required and must include: Utilizing advanced Microsoft Excel for financial modeling, including complex formulas and multi scenario sensitivity analysis, to build and maintain DCF based models evaluating investment performance and returns
• Developing investment committee presentations using Microsoft PowerPoint, incorporating financial models, charts and tables, valuation analyses, and investment recommendations
• Utilizing ARGUS Enterprise software to perform property level cash flow forecasting, lease level modeling, and valuation analysis for real estate investment opportunities
• Conducting financial due diligence, valuations, and underwriting for asset level and corporate level real estate acquisitions, including analysis of financial statements, rent rolls, and capital structures.
