Job summary

OMERS / Oxford Properties is seeking an Associate, Development to support planning and execution of large-scale development and redevelopment projects in New York City and across the United States. You will assist with financial analysis, due diligence, stakeholder coordination, and execution activities.

This role requires 2–5 years in real estate development or related fields, strong financial modeling, Excel and PowerPoint skills, and excellent communication.

Qualifications

• Bachelor's degree in Real Estate, Finance, Business, Urban Planning, Architecture, Engineering, or a related discipline.
• Exposure to large-scale mixed-use, urban, master-planned, or complex development projects is preferred.
• Strong organizational skills, attention to detail, and ability to manage multiple priorities in a fast-paced environment.

Responsibilities

• Assist in evaluating development opportunities, including market research, site analysis, feasibility studies, and due diligence activities.
• Prepare and maintain development pro formas, cash flow models, return analyses, and scenario testing to support investment and development decisions.
• Support preparation of investment memoranda, approval presentations, project reporting, and other materials for senior management and internal committees.
• Assist with planning and execution of complex mixed-use development projects with multiple stakeholders and phased implementation.
• Coordinate due diligence activities across environmental, legal, zoning, design, title, survey, permitting, and regulatory reviews.
• Monitor project schedules, capital calls, budgets, risks, and milestones to keep projects on track.
• Support collaboration with joint venture partners, public agencies, consultants, community stakeholders, and internal teams.
• Research market trends, development activity and regulatory matters relevant to current and prospective projects.
• Maintain organized project documentation and contribute to regular reporting for project teams and senior leadership.

The Associate, Development supports the planning and execution of large-scale development and redevelopment projects in New York City and specific markets across the United States and will have select responsibilities with the Global Development team. Working closely with senior development professionals, the Associate will assist with financial analysis, project planning, due diligence, stakeholder coordination, and execution activities across multiple projects and development programs. The role offers exposure to complex urban developments involving multi-phase planning, significant infrastructure coordination, public-private interfaces, and collaboration with institutional partners.

Key Responsibilities

• Assist in the evaluation of development and redevelopment opportunities, including market research, site analysis, feasibility studies, and due diligence activities.

• Assist with the planning and execution of complex mixed-use development projects, including projects involving multiple stakeholders, phased implementation strategies, and significant infrastructure considerations.
• Coordinate due diligence activities, including environmental, legal, zoning, design, title, survey, permitting, and regulatory reviews.
• Monitor project schedules, capital calls, budgets, risks, and key milestones to help ensure projects advance in accordance with business objectives.
• Support collaboration with joint venture partners, public agencies, consultants, community stakeholders, and internal functional teams.
• Research market trends, development activity, public policy initiatives, infrastructure planning, and regulatory matters relevant to current and prospective projects.
• Maintain organized project documentation and contribute to regular reporting for project teams and senior leadership.

Required Skills & Experience

• 2 to 5 years of experience in real estate development, investment, project management, construction, or a related field.
• Strong financial modeling, analytical, and problem-solving skills.
• Excellent written and verbal communication skills, with the ability to prepare clear materials for senior leadership and investment decision-makers.
• Advanced proficiency in Microsoft Excel and PowerPoint.

The annualized base salary ranges for the primary location and any additional locations are listed below. The base salary that is ultimately offered to the successful candidate will consider a wide array of factors including but not limited to the individual's skill set. The expected salary range for this position is $105,000.00 - $145,000.00 per year. You may also be eligible to receive an annual Incentive Award pursuant to our Short-term Incentive plan and our Long-Term Incentive plan (if applicable), and to participate in our group benefits and retirement plans – details on these elements of compensation are included within OMERS & Oxford offer letters.
