The client is a U.S.-based real estate asset management and investment platform. With a strong commitment to active value creation, they are building a lean and execution-driven team to manage, enhance, and grow our real estate portfolio across key U.S. gateway cities. This role will be the core member of the platform’s U.S. real estate portfolio expansion, overseeing all aspects of expansion strategy, execution, and performance optimization.
Core Responsibilities
1. Strategic Planning & Repositioning
- Evaluate business plans and capital stack scenarios in tandem with investment team
- Oversee refinancing efforts and exit strategies; lead hold/sell and lease/renovate/redevelop decisions
- Collaborate with the team on joint ventures, co-invest structures, or third-party fundraising initiatives to support new deal execution
2. Deal Sourcing and Transaction Execution
- Build up deal pipeline through multiple sources, combining the platform and corporation’s overall management capabilities (mostly in office and resort).
- Able to secure and synergy with the group’s internal and external capital sources, structure the transaction and execute.
- Negotiate key transaction terms including purchase agreements, JV structures, financing, and related documents, in coordination with legal and external advisors.
- Manage cross-functional teams (finance, legal, operations, property management) to ensure smooth and timely deal execution.
- Oversee acquisition pipeline reporting and internal investment performance tracking.
3. Systemization & Investor Reporting
- Produce clear, periodic reports on property performance and key developments
- Build and institutionalize internal processes, reporting dashboards, and property workflows
- Interface with LP’s asset management team for visibility and governance, while maintaining day-to-day decision authority
- Align with LP on high-level objectives without needing operational-level approval
Qualifications
Required
- 15+ years of U.S. real estate deal experience with a proven track record of operating performance
- Deep knowledge of office, resorts, or multi-asset class portfolios
- Experience driving NOI and value creation strategies independently
- Excellent financial modeling literacy (Excel, Argus) and strong attention to budget/variance/lease metrics
- Comfortable working in a flat structure, taking ownership of execution.
Preferred
- Familiarity with institutional LP expectations and performance reporting formats
- Prior experience scaling a lean platform or leading process build-outst
- Experience in sourcing or evaluating new deal opportunities is a plus
- Ability to engage with capital partners, brokers, and market-facing stakeholders in a confident, informed manner
