Job summary

American Real Estate Partners ( AREP ) seeks a Project Controls Specialist to own the financial and schedule reporting for major capital projects, including data integrity across Northspyre and OPC. The role partners with Project Directors to optimize budgets and forecasting, and to deliver proactive, narrative-rich variance analyses.

The hybrid role is based in McLean, VA, with 4 days in‑office and 1 day remote, offering a base salary in the $130k–$150k USD range plus comprehensive benefits.

Qualifications

• Bachelor's degree in Construction Management, Finance, Engineering, or related field; or significant relevant experience; Master’s degree encouraged.
• 5+ years of progressive experience in project controls, project accounting, or project management on major capital projects.
• Experience independently managing budgets and schedules for large-scale industrial/data center projects.
• Advanced proficiency with Microsoft Office, especially Excel, and enterprise project controls software.
• Experience with Oracle Primavera Cloud (OPC) or P6 is required.
• Ability to build collaborative relationships across cross-functional teams and communicate clearly with project directors.
• Ability to synthesize data into concise narratives and provide RAID updates.
• Expertise with industry-standard project management and accounting tools, including OPC/ P6 and Northspyre.
• Ability to manage multiple priorities and deadlines in a dynamic environment.
• Clear, professional communication and presentation style.

Responsibilities

• Lead generation and maintenance of complex budgets, multi-year forecasts, and draw schedules with project directors.
• Develop proactive financial reports, including ETC and EAC analyses and scenario modeling to predict variances.
• Present variance analyses and financial health narratives to Project Directors.
• Serve as system owner for Finance and Accounting data across Northspyre and OPC.
• Lead financial validation and processing of change orders and invoices.
• Manage end-to-end change control and documentation for portfolio forecast and business plans.
• Oversee project contracts ledger, lien waivers, and retention tracking for JV financing.
• Prepare documentation for quarterly audits and specialized tax structures.
• Collaborate with Director of Scheduling to ensure IMS integrity and SPI analysis in OPC.
• Design executive dashboards for risk, milestones, and workforce constraints.
