Mercy Housing is seeking a Transactions Manager to workout, underwrite, and restructure a portfolio of assets. The role collaborates with multiple teams to complete closings and lender due diligence.

Compensation ranges from $100,000 to $120,000 annually, with a hybrid work arrangement in Denver, CO. Responsibilities include drafting plans for workouts, analyzing performance data, and negotiating financing for recapitalization, while ensuring LIHTC compliance across properties.

Qualifications

• High school diploma or equivalent.
• Minimum of five years in asset management, workout, or restructuring of multifamily housing.
• Experience with HUD programs and LIHTC is required.
• Bachelor’s degree in business, finance, urban planning or related field preferred.
• Master’s degree preferred.

Responsibilities

• Collaborate with Management, Asset Management, GBC, Risk Management and Accounting to restructure assets.
• Draft workout, disposition and restructure plans for properties assigned.
• Analyze, prepare, and present data concerning property performance and create workout plans.
• Prepare long-term financial and capital improvement plans for assigned properties.
• Assist with structure and negotiate financing for asset recapitalization.
• Negotiate LP exits for LIHTC-compliant properties.
• Manage remediation or disposition of workout properties.
