Job description

JOB SUMMARY:

The HVAC Technician II is responsible for performing installations, as well as repairs and maintenance, for a variety of equipment including: refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, light commercial furnaces, boilers, burners, intake and exhaust fans, economizers, humidifiers, capacity controls, semi-hermetic compressors, split systems, flame safe guard controls, air compressors, air driers, and packaged units.

JOB DUTIES:

Core duties and responsibilities include the following. Other duties may be assigned.

  1. Diagnose malfunctions and make repairs as needed to maintain optimal operation.
  2. Respond to HVAC-related service orders, emergency building maintenance calls, and after-hour calls; address/resolve problems in a timely manner.
  3. Ensure that proper documentation is always kept - complete work orders, properly record all work performed and work hours, attach applicable receipts, and return documentation to the maintenance department each day.
  4. Assist with monitoring HVAC maintenance inventory, supplies, and related expenses.
  5. Monitor and review systems operations and problems.
  6. Report maintenance concerns and needs for repair on vacant and/or common areas to the Maintenance Administrator.
  7. Coordinate and work directly with outside contractors as needed to resolve problems outside of our scope.
  8. Perform quality follow-up on all tasks.
  9. Assist Maintenance & Repair team with other maintenance tasks as requested.
  10. Support the HVAC Operations team as needed.
SUPERVISORY RESPONSIBILITIES:

This position has no supervisory responsibilities.

JOB REQUIREMENTS:
  1. Certificate from college or technical school and 5+ years of trade-related experience, or an equivalent combination of education and experience.
  2. HVAC training/certificates required: North American Technician Excellence or EPA Type I, Type II, and Type III, as well as Refrigerant Transition and Recovery Certificate.
  3. Experience with Commercial RTUs.
  4. Ability to proficiently perform the following tasks: soldering, brazing, combustion analysis, heat load calculations, heat loss calculations, cooling load calculations, and basic navigation through multiple building automation controls systems.
  5. Ability to identify components and maintain a thorough understanding of how each component works in order to diagnose problems in the following areas:
    1. Basic refrigeration cycles, refrigeration recovery, evacuation and charging, as well as installation and sizing of refrigerant piping.
    2. Basic heating cycle, theory of combustion and how it relates to combustible fuels.
    3. Electron theory, how electricity travels, AC and DC currents, series and parallel circuits; knowledge of Ohms Law and troubleshooting advanced electrical circuits.
    4. Fundamentals of temperature and humidity measurement and control in AC units; utilization of a psychometric chart to determine the results and various properties of mixing air.
    5. Basics of multiple systems and how each component operates in conjunction with other components, including air/water cooled, hot/chilled water systems, VAV systems, and steam heating systems.
  6. Ability to repair, adjust, maintain, retrofit, and troubleshoot the following equipment:
    1. Refrigerant controls, hermetic and semi-hermetic compressors, heat pumps to 25-ton, split systems to 50-ton, packaged units to 50-ton, all types and sizes of ductless splits, electric motors, electric motor controls, light commercial furnaces, boilers, burners and related controls (oil and gas), all types and sizes of water pumps, intake and exhaust fans, unit heaters, economizers, humidifiers, capacity controls, flame safeguard controls, air compressors, air driers, reciprocating chillers, VAV’s systems, VAV controls, VAV terminal boxes, large gravity type boilers, large power flame type boilers, and variable frequency drives.
    2. Pneumatic control systems and various types of statis pressure controls, as well as various types and sizes of cooling towers, boilers, steam generators, computer room systems, and glycol cooling systems.
  7. Ability to operate all tools and equipment required to complete job duties.
  8. Ability to work respectfully and efficiently in both independent and team settings.
  9. Demonstrated communication skills, time management skills and documentation skills (completion of all necessary job-related forms).
  10. Valid driver’s license. Company vehicle will be provided.
  11. Perform all job duties with a positive attitude.
PHYSICAL REQUIREMENTS & WORKING CONDITIONS:

Employeewill be regularly required to sit, use hands to handle or feel, and talk or hear. Employee will be frequently required to reach with hands or arms. Employee is frequently required to sit or stand; walk and stoop, kneel, crouch, or crawl. Employee must frequently lift and/or move up to 25lbs, and occasionally up to 100lbs. Specific vision abilities required by this job include close vision, distance vision, and depth perception. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Employee will frequently be exposed to outside weather conditions, and occasionally be near moving mechanical parts and work in high areas. Safety best practice is to be executed. Noise level will be moderate to loud.
