Performs support for general building operations and needs. Inspects, tests, and performs Operation & Maintenance (O&M) preventative maintenance inspections on mechanical, electrical, and automatic temperature control equipment using results-oriented strategies to ensure continuous operation.
Job Responsibilities
- Performs mechanical work required for installation and maintenance of equipment, systems, and facilities in accordance with diagrams, sketches, operation manuals, and manufacturers' specifications.
- Performs preventative maintenance and repairs on all air & water distribution system equipment including air handlers, ductwork, fans & motors, dampers, variable air volume systems and their components, mechanical cooling / chilled water system, condenser water system, heating & hot water system, pumps, clocks, potable & domestic water system, humidification, life safety systems, ice storage, supplemental heating & cooling equipment, and sanitary systems & equipment. Includes belt adjustments, oiling, greasing, cleaning, or replacement of various types of mechanical and electrical equipment.
- Performs re-lamping, both indoor and outdoor.
- Operates, inspects, maintains, repairs, or assists in repairing the building's Energy Management System & Building Automated System, and Fire Safety System when required. Must stay educated on these systems through manuals and/or training.
- Conducts daily/weekly tours of mechanical spaces, tenant/public areas, roofs, and building grounds.
- Responds to service calls/tenant requests for HVAC, plumbing, lighting, general carpentry & painting duties, key making, picture hanging, safely moving furniture and equipment, and provides support or assistance as needed.
- Communicates with the owner, owner’s representative, or supervisor regarding work performed and system status.
- Stays updated on safety and code changes through seminars and education.
- Provides information for work order tracking, develops materials lists, and may support projects technically.
- Responds to emergencies, troubleshoots, and repairs problems; may wear a cell phone, pager, or carry a radio for rapid response.
- Performs housekeeping in mechanical/electrical rooms, including sweeping, mopping, and painting.
- Performs routine repairs related to carpentry and general maintenance, and assists other trades as required.
- Completes work following UG2 Operating Procedures and Work Instructions.
Position Requirements
- Minimum of three to five years of hands-on HVAC experience.
- Knowledge of HVAC codes and regulations preferred.
- Ability to complete required company training.
- Flexibility to work varying shifts, weekends, and holidays.
- High School Diploma with three to five years related experience and/or training, or equivalent.
- Ability to read and interpret safety rules, manuals, and procedures; write routine reports; and communicate effectively.
- Ability to perform basic mathematical calculations, including algebra and geometry.
- Capable of understanding and executing written, oral, or diagrammatic instructions.
- Basic computer skills such as internet searches, email, and electronic manuals.
