Responsibilities

• Perform preventive maintenance and routine servicing of commercial HVAC/R equipment, including RTUs, AHUs, VAVs, MAUs, reheat coils, refrigeration, ice machines, and fountains.
• Diagnose and repair complex HVAC/R systems by troubleshooting electrical, mechanical, pneumatic, electronic, and refrigeration issues.
• Maintain and repair air distribution and mechanical systems such as vents, dampers, ductwork, condensate drains, belts, pulleys, motors, coils, bearings, filters, and thermostats.
• Service refrigeration systems including leak repair, recovery, evacuation, recharging, and EPA compliance.
• Monitor and adjust BAS/DDC control systems and programming (Tracer, Metasys, Honeywell, Siemens).
• Install, replace, and commission HVAC/R equipment components; coordinate replacement as needed.
• Maintain service and project documentation in CMMS; prepare estimates and manage subcontractors and schedules.
• Respond to emergencies and support Facilities operations, with adherence to safety standards.

Description

Position Summary:

The In-House Commercial HVAC/R Technician is responsible for diagnosing, repairing, maintaining, calibrating, and installing new commercial heating, ventilation, air conditioning, and refrigeration (HVAC/R) equipment, as well as Direct Digital Control (DDC) and Building Automation Systems (BAS) across all facility campuses. This position executes scheduled preventive maintenance, troubleshoots complex mechanical and control issues, replaces components, and manages projects from estimation through completion. Operating with a high degree of independence, the Technician coordinates with subcontractors, tracks system performance, maintains accurate service documentation, and assists the broader Facilities team with secondary building maintenance and campus operations.

Essential Duties and Responsibilities:

The essential functions include, but are not limited to the following:

• Perform preventive maintenance and routine servicing of commercial HVAC/R equipment, including rooftop units (RTUs), air handling units (AHUs), VAV boxes, makeup air units (MAUs), reheat coils, refrigeration systems, ice machines, and water fountains.
• Diagnose and repair complex HVAC/R systems by troubleshooting electrical, mechanical, pneumatic, electronic, and refrigeration issues and identifying appropriate repair solutions.
• Maintain and repair air distribution and mechanical systems, including vents, dampers, ductwork, condensate drains, belts, pulleys, motors, coils, bearings, filters, thermostats, and related components.
• Service refrigeration systems by locating and repairing refrigerant leaks, performing recovery and evacuation procedures, recharging systems, and maintaining compliance with EPA refrigerant-handling requirements.
• Monitor, troubleshoot, and adjust building automation and DDC control systems, including BAS front-end platforms such as Trane Tracer, Johnson Controls Metasys, Honeywell, and Siemens; adjust setpoints, resolve alarms, and support programming adjustments and retrofits.
• Install, replace, and commission HVAC/R equipment and components, including compressors, motors, blowers, TXVs, transformers, contactors, control boards, and other major system components; coordinate equipment replacement as needed.
• Maintain accurate service and project documentation, including work orders, preventive maintenance schedules, daily service logs, refrigerant records, and parts inventory through the organization’s CMMS; prepare estimates and coordinate materials, subcontractors, and project schedules.
• Respond to emergency service needs and support overall Facilities operations, including participation in an on-call rotation and assistance with basic plumbing, minor electrical repairs, door hardware, and emergency site preparation, while consistently following LOTO, arc-flash, PPE, ladder-safety, and other applicable safety requirements.

Minimum Qualifications (Knowledge, Skills, and Abilities)

• High school diploma or GED required.
• At least 3 years of documented experience in commercial HVAC/R service and maintenance.
• EPA Universal Certification is a must.
• Strong knowledge of commercial HVAC/R systems, refrigerant circuits, electrical systems, and controls troubleshooting.
• Ability to read, interpret, and create electrical schematics, mechanical drawings, and wiring diagrams.
• Proficiency with Mac/Windows systems, diagnostic tools (multimeters, digital manifolds, vacuum pumps, leak detectors), and BAS software.
• Strong organizational, problem-solving, time-management, and customer service skills.
• Valid driver’s license with a good driving record.

Additional Preferred Qualifications

• Completion of an accredited HVAC/R trade program, apprenticeship, or associate degree is preferred.
• Journeyman HVAC License, state mechanical license, or recognized manufacturer certifications (e.g., Trane) preferred.
• OSHA 10-Hour or 30-Hour General Industry/Construction Certification preferred.
