Job description

HVAC Technician (Maintenance)

Nature of Work
This is responsible technical position that performs a variety of Heating, Ventilation, and Air Conditioning (HVAC) maintenance services along with HVAC replacements and repairs. This job also includes electrical installation, repair and maintenance, and other related building maintenance and repair activities to all City facilities. Activities associated with the job include diagnosing mechanical and electrical malfunctions, installing, replacing and/or repairing damaged components, calibrating controls and installing new HVAC systems as necessary. Additional activities include inspecting and observing the operations and efficiency of HVAC units and systems, while troubleshooting and repairing refrigerant compressors, valves and controls. Job duties require thorough knowledge and experience working in the HVAC and electrical trades, thorough knowledge of HVAC and electrical systems, codes and related components, considerable experience working with refrigeration equipment, assists with some plumbing, pool and fountain pump repair/replacement projects or other duties as needed, sufficient strength and agility to perform the physically demanding aspects of the job in a variety of weather conditions, and the ability to read and interpret blueprints and diagrams. Job performance is evaluated by the Building Maintenance Supervisor through a review of the quality and volume of work performed, the knowledge and expertise in the HVAC and electrical trades and refrigeration equipment, along with the quality of building repairs completed in the assigned time. Evaluations will also have other job related factors that will be considered. Must be able and willing to perform and complete work requests in a timely and thorough manner, must be able to be on call at requested times and consistently follow established maintenance safety policies and procedures. This job requires good organizational, interpersonal and decision making skills, and the ability to work with others, such as, fellow employees, outside contractors, service company representatives, or department supervisors.

  • Installs, maintains and repairs a variety of heating, ventilation and air conditioning equipment and systems.
  • Diagnoses mechanical and electrical malfunctions and installs, replaces and/or repairs damaged equipment and calibrates controls when necessary.
  • Installs new HVAC systems and repairs and/or replaces damaged or worn HVAC parts and equipment.
  • Inspects and observes the pressure of liquids and vapors utilizing gauges to ensure the efficient operation of units and makes adjustments as necessary.
  • Utilizes manifold gauges, meters and other test equipment to diagnose problems with HVAC systems.
  • Troubleshoots, repairs, and/or replaces refrigerant compressors, reversing valves, pressure controls, etc.
  • Uses torches and other hand tools to replace high and low pressure refrigerant lines.
  • Maintains and repairs chilled and hot water supply systems and services and repairs circulating and condensate pumps.
  • Services and repairs air control compressors.
  • Maintains, calibrates and repairs pneumatic control systems.
  • Ensures that all EPA regulations are followed when handling refrigerants.
  • Assists with supervising maintenance support staff assisting with building equipment maintenance operations.
  • Ensures that all work requests are completed in a timely and thorough manner indicating what actions were taken, parts utilized in the repair report, etc.
  • Assists with designing, laying out and installing new HVAC equipment and related components.
  • Responds to emergency requests when necessary.
  • Assists with monitoring and ordering parts, supplies and equipment as necessary.
  • Ensures that all recommended preventive maintenance activities are performed in accordance with recommended industry specifications.
  • Ensures that equipment, machinery and tools are maintained in a clean and safe manner.
  • Performs other building related repairs as assigned.
