MINIMUM QUALIFICATIONS:

Education and Experience: Three years of HVAC work experience

Substitutions:

Appropriate education or successful completion of a formalizedapprenticeship program will substitute for the required experienceon a year-for-year basis. Proof of this substitution must besubmitted at the time of application.

Physical Plant Services supports the educational and public serviceprograms of Fort Lewis College through the delivery of effectiveoperational support, maintenance services and the management of theCollege’s facilities. The services are coordinated through theService Center and are accomplished by Custodial Services,Electrical and Electronic Systems Maintenance, Grounds andEquipment Maintenance, Mechanical Systems Maintenance, andStructural Maintenance. The Project Management work unit plansprojects and provides design and construction management servicesto support the facilities improvement and construction program. TheMechanical Systems Maintenance work unit is responsible for themaintenance, repair, improvement, and installation of plumbing,heating, refrigeration, and ventilation at Fort Lewis College. Theprimary purpose of this work unit is to provide services and ideasthat will create the best possible environment for teaching andlearning at Fort Lewis College.

Job Description:
JOB DUTIES
Mechanical Service 80%
  • Monitors and operates campus mechanical systems.
  • Utilizes the campus building energy management system tomonitor the operation of building HVAC systems, refrigerationsystems, central heating and cooling plants and the campus swimmingpool.
  • Installs, replaces, repairs and maintains all mechanicalsystems and equipment including boilers, chillers, cooling towers,refrigeration equipment, pumps, fans, air handlers, filters, aircompressors, water heaters, and furnaces.
  • Monitor, adjust, program, and troubleshoot the campus’s twobuilding automation systems (BAS).
  • Installs, calibrates and adjusts control systems and relatedsensors, operators, actuators, etc.
  • Investigate complaints about improper space temperatures orindoor air quality and takes appropriate action as necessary tocorrect the situation.
  • Replaces seals, packing, bearings, belts, couplings, etc.
  • Operates and chemically treats cooling towers and centralchilled water plants. Winterizes cooling towers and returns tooperation in the spring.
  • Service, repair and install kitchen equipment, exhaust hoods,cookers, dish washers, gas appliances, etc. in commercial dininghall and residential apartments.
  • Performs preventative maintenance tasks on all mechanicalsystems.
  • Follows EPA regulations when handling refrigerants andservicing refrigeration equipment including maintaining accuraterecords of usage.
  • Operates and services pool equipment including pumps andfilters. Monitors and adjusts chemical treatment in the swimmingpool, glycol systems and cooling towers. Adjusts and adds chemicalas necessary to maintain the proper level of treatment.
Administration 15%
  • Uses basic computer skills to check and reply to emails, enterhours on time sheet and uses basic data entry skills when accessingTMA.
  • Utilizes the Physical Plant computerized work order system,(TMA), for all work that is requested or completed.
  • Required to check the TMA scheduler for new work ordersthroughout the day.
  • Unassigned work orders are to be prioritized and appropriatelyaddressed.
  • Track all labor and materials. Close all completed work ordersdaily.
  • Makes comments, within the work order (results section), socustomers can access this information and determine the status oftheir work request.
  • Insure that any information entered into the work order systemis up-to-date and correct, so when reports are generated from thatdata it represents the best information available.
  • Orders materials and supplies necessary for the repair andoperation of mechanical systems and services listed above.
  • Reads and interprets blueprints, wiring diagrams, schematics,parts diagrams, test and balance reports, etc. to perform the jobproperly. Inspects the work of contractors working on the FortLewis campus. Observes equipment tests performed bycontractors.

  • Performs other duties as assigned.
  • Assist with snow removal.
  • Assist in setting up special events.
  • Assist with emergencies.
  • Assist other trades when necessary.

CONDITIONS OF EMPLOYMENT
