Project Developer
Commercial HVAC & Mechanical Construction
Salary Range $150,000-$175,000 plus bonus
We’re seeking an experienced Project Developer to identify, develop, and deliver high-value commercial HVAC and mechanical projects throughout the Washington, DC/MD area. Strong proficiency in broad commercial HVAC project development, including boiler experience, required.
This role is ideal for a seasoned HVAC or mechanical construction professional who understands both the technical and commercial sides of project development and can turn customer needs into successful, profitable projects.
Key Responsibilities
- Identify and develop owner-direct turnkey, retrofit, replacement, and specialty project opportunities.
- Conduct facility assessments and evaluate HVAC/mechanical systems to identify customer needs.
- Develop project scopes, conceptual designs, budgets, schedules, and execution strategies.
- Prepare estimates, cost models, margin analyses, and financial forecasts.
- Partner with Account Managers to develop and present technical solutions.
- Lead value-engineering efforts to improve constructability, lifecycle value, and profitability.
- Coordinate engineering, vendors, subcontractors, and self-perform field teams.
- Negotiate subcontractor proposals and supplier pricing.
- Manage multiple opportunities while maintaining accurate CRM pipeline and forecasting.
- Review contracts, identify commercial risks, and develop mitigation strategies.
- Lead project turnover to Project Management and Operations.
- Support customers through project kickoff while maintaining strong relationships.
- Achieve booking, revenue, margin, and proposal-conversion goals.
- Follow all safety, quality, and compliance requirements.
Qualifications
- Bachelor’s degree in Engineering, Construction Management, Mechanical Engineering Technology, or related field preferred; equivalent HVAC/mechanical contracting experience considered.
- 8+ years of progressive experience in commercial HVAC, mechanical construction, design-build, estimating, project development, or project management.
- Strong knowledge of HVAC/mechanical systems, construction practices, estimating, and project delivery.
- Excellent communication, negotiation, financial, and project-management skills.
- Ability to manage multiple priorities and collaborate effectively with customers, contractors, vendors, and internal teams.
- Willingness to travel throughout the Washington, DC area.
