Responsibilities

  • Perform scheduled preventive maintenance on commercial HVAC equipment.

  • Perform basic HVAC troubleshooting and identify issues requiring repair.

  • Assist licensed HVAC Specialist with repairs and inspections as needed.

Position: HVAC Preventive Maintenance Technician
Supervisor: Facilities Director
Division: Reservation Services Administration
Department: Building (Facilities)
Responsibilities:

The HVAC Preventive Maintenance Technician performs routine preventive maintenance, inspections, basic troubleshooting, and repairs of heating, ventilation, and air conditioning (HVAC) systems serving multiple government-owned or operated commercial buildings. The position helps ensure HVAC equipment operates safely, efficiently, reliably, and in accordance with established maintenance schedules and facility requirements. This position involves traveling between multiple facilities and working on a variety of commercial HVAC equipment and building systems. The successful candidate should have practical mechanical aptitude, strong attention to detail, and the ability to work independently while following established procedures and safety requirements.

Essential Duties and responsibilities include the following:
  • Perform scheduled preventive maintenance on commercial HVAC equipment.
  • Inspect, clean, lubricate, adjust, and replace routine components such as filters, belts, and other parts.
  • Inspect air handlers, rooftop units, package units, exhaust fans, motors, pumps, thermostats, and related equipment.
  • Perform basic HVAC troubleshooting and identify equipment issues requiring additional repair.
  • Respond to maintenance requests and service calls at multiple facilities.
  • Complete work orders and maintain accurate maintenance records.
  • Assist licensed HVAC Specialist with repairs, inspections, and specialized work when needed.
  • Maintain tools, equipment, parts, and supplies.
  • Follow all safety procedures, including applicable requirements and lockout/tagout procedures.
  • Replace air filters, belts, bearings, fuses, and other routine maintenance items.
  • Monitor HVAC equipment and building conditions and report deficiencies requiring specialized repair or licensed services.
  • Enter work orders and maintenance activities into the organization’s computerized maintenance management system (CMMS) or other designated system.
  • Coordinate work with building occupants, facility personnel, contractors, and other maintenance staff.
  • Maintain clean and safe work areas.
  • Perform other repairs and maintenance duties as assigned.

Education/experience requirements:
Minimum Qualifications:
  • High school diploma or equivalent preferred.
  • Previous HVAC, mechanical, building, or facilities maintenance experience preferred.
  • Basic knowledge of commercial HVAC systems and preventive maintenance.
  • Mechanical aptitude and ability to safely use hand and power tools.
  • Ability to work independently and travel between multiple facilities.
Preferred Qualifications:
  • Two years in Commercial HVAC experience.
  • HVAC or mechanical training.
  • Experience with CMMS or electronic work-order systems.
  • Basic electrical and mechanical troubleshooting skills.
