Job summary

CMI Management LLC is seeking an experienced HVAC Mechanic to perform service and maintenance at the Beltsville, MD site for government and commercial clients. The role covers installation, repair, and testing of HVAC systems, electrical and plumbing components, and preventive maintenance to ensure reliability and safety.

The candidate will participate in installations, fabrications, and modifications, read blueprints, operate testing equipment for refrigerants, electrical, and control panels,

Qualifications

  • At least 5 years HVAC Mechanic experience within a government facility.
  • Valid HVAC license and experience servicing and maintaining air conditioning systems.
  • Strong knowledge of 300 to 800 ton chillers and preventive maintenance schedules.
  • Background in electrical high and low voltage AC/DC.
  • Able to pass a government background check.

Responsibilities

  • Operation and maintenance of the HVAC systems, plumbing, and electrical systems.
  • Provide repair, carpentry, and painting renovations, in addition to completing installations and modifications.
  • Fabricate, assemble and install ductwork and chassis parts, using portable metalworking tools and welding equipment.
  • Install evaporator units in chassis or air-duct systems, using hand tools.
  • Cut and bend tubing to correct length and shape using cutting and bending equipment and tools.
  • Cut and thread pipe using machine-threading or hand-threading equipment.
  • Join tubing or pipes to various refrigerating units by means of sleeves, couplings, or unions, and solder joints using a torch to form a complete refrigerant circuit.
  • Install expansion and discharge valves in the circuit.
  • Connect motors, compressors, temperature controls, humidity controls, and circulating ventilation fans to control panels and connect control panels to power sources.
  • Install air and water filters in completed installations.
  • Inject small amounts of refrigerant into compressors to test systems and add Freon gas to build up prescribed operating pressure.
  • Observe pressure and vacuum gauges, adjust controls to ensure proper operation, and test joints and connections for gas leaks using gauges or a soap‑and‑water solution.
  • Wrap pipes in insulation batting and secure them in place with cement or wire bands.
  • Replace defective breaker controls, thermostats, switches, fuses, and electrical wiring to repair installed units.
  • Perform other HVAC related duties as required.

Job Description

The Heating, Ventilation, and Air-Conditioning (HVAC) Mechanic provides all HVAC services at the CMI customer site in Beltsville, MD.

Key Job Functions

  • Background on low‑pressure vessel boilers.
  • Background in plumbing repairs.
  • Knowledge of lockout/tag‑out and OSHA safety standards.
  • Knowledge of fire alarm and life safety standards, including system testing.
  • Familiarity with life safety systems such as fire alarm, detection & suppression, standby generators, and elevators.
  • Must be able to read, write, speak, and understand English fluently.
  • Must be able to pass a government background check.
