Qualifications

Purpose

The HVAC (Heating, Ventilation, and Air Conditioning)Maintenance Technician 1 repairs, replaces, adjusts, and maintains facilitysystems equipment for the City of Milwaukee.

Essential Functions

BUILDING SYSTEM OPERATIONS

  • Operate, maintain, repair, and replace HVAC equipment,including air handling, cooling towers, and rooftop units.
  • Operate and maintain related electronic motors, starters,wiring fuses, and protective devices.
  • Inspect, clean, lubricate, and maintain HVAC units,including motors, bearings, belts, and dampers.
  • Assist and respond immediately to building maintenanceemergencies.
  • Lube, clean, and adjust chains on gates and overhead doors.
  • Provide general repair and maintenance of mechanical,pneumatic, hydraulic, and electronic controls.
  • Operate hydraulic lifts, scissor lifts, bucket trucks, andhigh lifts.
  • Safely secure, load, and tow trailers.
  • Maintain air compressors, changing oil and belts as needed.
  • Report issues to the maintenance lead.
  • Re-lamp light fixtures as instructed.

ADMINISTRATIVE DUTIES

  • Use laptop computers and other telecommunication devices totest and maintain equipment.
  • Record tasks and gather asset data for Fiix and maintenancework orders.

Conditions of Employment

The HVAC Maintenance Technician must be willing and able todo the following:

  • Work weekends, holidays, varied shifts, hours beyond thework schedule, and emergency call-ins.
  • Wear appropriate personal protective equipment (PPE) tomitigate exposure to fumes, odors, and gases produced by various equipment and/orchemicals.
  • Lift and carry up to 50 pounds of material or equipment andmore weight with assistance.
  • Work from ladders and scaffolding.
  • Work in confined crawl spaces and at considerable heights.
  • Deal with various environmental conditions in the workplace(indoor and outdoor).
  • One year of full-time experience maintaining and repairingHVAC/refrigeration equipment and other mechanical, electrical, and electronicautomated building systems OR enrollment in an HVAC program at an accreditedschool or college.
  • Valid driver’s license at the time of appointment andthroughout employment.
  • Good driving record at time of appointment and throughoutemployment.
Knowledge, Skills, Abilities & Other Characteristics

TECHNICAL

  • Knowledge of building and mechanical preventive maintenanceprograms.
  • Knowledge of the operation of heating, cooling, and ventilatingequipment.
  • Ability to mechanically operate and understand pneumatic andelectric/electrical controls, compressors, and various HVAC equipment,including reciprocating compressors, chillers, and boilers.
  • Ability to read and interpret documents, blueprints, plans,technical specifications, and sequence of operations.
  • Practical knowledge of mathematics to take measurements,make calculations, and use basic geometry.
  • Ability to use Microsoft Office, including Excel, Word, andOutlook.
  • Ability to operate, program, and use computer software forfacilities management.
  • Knowledge of and ability to apply safety principles andpractices as they apply to the HVAC field.

COMMUNICATION AND INTERPERSONAL

  • Ability to provide exceptional customer service throughclear, timely communication with individuals, elected officials, and communityrepresentatives.
  • Ability to build and maintain positive working relationshipswith a multicultural staff, the public, various City of Milwaukee officials,and other agencies.
  • Verbal and written communication skills to provide clearinstructions and present information to employees, the public, and officials.
  • Interpersonal skills to build and maintain effectiverelationships with the public, contractors, officials, co-workers, andmanagement whose backgrounds may differ from one’s own.

The current salary range(Pay Range 7BN) is$50,123-$62,904annually,and the current resident incentive salary range for City of Milwaukee residentsis$51,626-$64,791annually.Appointment above the minimum ispossible based on the level of experience and other qualifications and issubject to approval.

Employees will receive an additional 5% when performingspecial assignments.
