Job summary

University of North Alabama (UNA) is seeking a skilled HVAC Maintenance Manager to oversee the HVAC and refrigeration operations across campus. You will lead preventive maintenance, respond to environmental issues, monitor EMS, and coordinate projects with outside contractors to maintain campus comfort and safety.

The role requires a strong technical background in HVAC/refrigeration, time management, and collaboration with multiple stakeholders.

Qualifications

  • High school diploma or equivalent required.
  • Associate’s degree in air conditioning and refrigeration or related field preferred.
  • Five years of related experience required.

Responsibilities

  • Manage overall HVAC/refrigeration operations.
  • Perform preventive maintenance of HVAC/refrigeration systems.
  • Respond to temperature and environment management issues.
  • Monitor EMS campus-wide.
  • Coordinate with trades and buildings schedules.
  • Coordinate projects involving outside contractors.
  • Monitor inventory and submit estimates.
  • Handle refrigerants/oil per EPA standards and safety.
  • Install, operate, repair, and maintain HVAC/refrigeration systems.
  • Provide after-hours availability when necessary.
  • Support other skilled trades and space planning.

Job description

This position is responsible for serving as the overall manager of the HVAC section of maintenance, including commercial refrigeration, natural gas heating systems, low-pressure steam, hot water boilers, chill water systems, and high and pressure cooling systems.

  • Perform preventive maintenance of HVAC/refrigerationsystems;
  • Maintain overall responsibility for HVACoperations;
  • Respond to temperature and environment management issues as they arise;
  • Monitor and control EMS campus-wide;
  • Track data, facilitate prioritization efforts from EMS reporting;
  • Maintain records of supplies, time, and materialsexpended;
  • Issue work assignments;
  • Monitor workperformance;
  • Coordinate with trades and buildingschedules;
  • Coordinate projects involving outsidecontractors;
  • Monitorinventory;
  • Submitestimates;
  • Handle refrigerants/oil according to EPAstandards/safety;
  • Maintain and monitor work spaceand quality controls;
  • Support other skilledtrades;
  • Manage installation of new systems -HVAC/refrigeration;
  • Operate, monitor, maintain, and repair chilled watersystems;
  • Repair and maintain commercial refrigerationsystems;
  • Replace/repair compressed airsystems;
  • Repair pneumatic and electronic digital HVACcontrols;
  • Perform all other duties asassigned.
ADDITIONAL DUTIES:

Maintain availability for after-hours call-in, when necessary.

KNOWLEDGE, SKILLS, AND ABILITIES:
  • Knowledge of design techniques, tools, and principles involved in the production of precision technical plans, blueprints, drawings, and models;
  • Solid working knowledge of energy control systems;
  • Ability to interpret blueprint specifications, drawings, and schematics;
  • Ability to communicate effectively with students, faculty, staff, administrators, parents, visitors, vendors, volunteers, and the general public;
  • Knowledge of local contacts in trade to aid in problem solving;
  • Knowledge of and skills to operate various HVAC/refrigeration testing and repair equipment;
  • Ability to install complete HVAC systems ranging from small residential to large commercial;
  • Critical thinking and problem-solving skills;
  • Knowledge of systems analysis and systems evaluation activities;
  • Knowledge of related mechanisms and mechanics involved, including machines and tools used;
  • Knowledge of building and construction materials, methods, and tools;
  • Knowledge of the practical application of engineering science and technology;
  • Knowledge of computers and electronics involved, including circuit boards, processors, chips, electronic equipment, computer hardware/software, and related applications/programming;
  • Dependability, attention to detail, cooperation, analytical thinking, initiative, adaptability/flexibility, and leadership skills.
  • High school diploma/equivalent is required;
  • Associate’s degree in air conditioning and refrigeration or a related field, is preferred;
  • Five years of related experience required.
LICENSES, CERTIFICATIONS, OR REGISTRATIONS:
  • Current, valid driver’s license is required;
  • EPA University Refrigerant license is required;
  • Journeyman Gas Fitter’s license is preferred.
