Job summary

Gaines Investment Trust is seeking an experienced Assistant Lead Maintenance to join our team at Mission at La Villita in Irving, TX. This hands-on role supports the Lead Maintenance Supervisor and ensures the community runs at a high standard.

Compensation is $24–$26 per hour, with monthly performance bonuses, and a Monday–Friday schedule with on-call rotation. The ideal candidate brings 2+ years of multifamily maintenance, HVAC certification, and strong troubleshooting skills across HVAC,

Qualifications

• 2+ years of multifamily maintenance experience.
• HVAC certification required.
• Strong troubleshooting in HVAC, plumbing, electrical, and appliances.
• Able to work independently and support team priorities.
• Excellent organization, detail orientation, and workmanship.
• Professional communication and customer service.
• Valid driver's license and reliable transportation.
• Residence within a 20–30 minute commute preferred.

Responsibilities

• Complete HVAC, plumbing, electrical, appliance, and general repairs.
• Support daily maintenance operations and team priorities.
• Complete service requests, apartment turns, and preventative maintenance.
• Assist with property inspections and maintaining the community pool.
• Help maintain grounds, common areas, and overall property appearance.
• Troubleshoot maintenance issues and identify practical solutions.
• Provide prompt, professional service to residents.
• Support the Lead Maintenance Supervisor and maintenance team.
• Participate in the rotational on-call schedule for maintenance emergencies.
