Job summary

The Board of Education of Charles County seeks a skilled Building Maintenance HVAC Technician to diagnose, repair, and optimize building automation systems across school facilities. This role requires extensive knowledge of direct digital controls and pneumatic systems, with a Maryland HVAC license preferred and a minimum five years of related experience.

Responsibilities include maintaining air compressors, following blueprints and schematics, and collaborating with facilities staff.

Qualifications

Responsibilities

  • Diagnose, repair, and adjust building automation systems with DDC and pneumatic controls.
  • Maintain air compressors and pneumatic systems.
  • Read blueprints, wiring diagrams, and engineering specs.
  • Access maintenance system via mobile devices and timekeeping.
  • Work at heights with ladders and lifts as needed.
  • Perform preventive maintenance and site surveys.
  • Coordinate with supervisors and staff to meet safety and schedule requirements.

Job description

Terms of Employment: 12 Months
FLSA Status: Non-Exempt
Salary Scale: AFSCME UB, Grade 14-15

Salary Range: $57,824 to $92,136, with placement in the range determined by verified years of relevant experience.

Education and Work Experience
•High school diploma or general education degree (GED) required.
•Holds and maintains a valid Maryland State HVAC Master or Journeyman license, is preferred.
•Minimum of 5 years’ direct experience in building control systems.

Essential Job Functions
•Diagnose, repair, and adjust building automation systems requiring extensive knowledge of direct digital controls (DDC)and pneumatic control systems
•Maintain service and repair pneumatic control system air compressors
•Strong communication skills.
•Uses smartphone, tablet, and laptop to access and enter information required for the maintenance work order system and timekeeping.
•Utilizes a variety of tools, following blueprints, wiring diagrams, piping schemes, or engineering specifications, to diagnose and repair HVAC units and associated equipment
•Ability to work from step and extension ladders, scaffolds, man lifts, scissors lifts, aerial boom lifts, and bucket truck.
•Identifies and analyzes automation control systems at CCPS locations
•Performs preventative maintenance, site surveys, replacement, and modifications as needed or requested
•Seeks training opportunities to maintain technical proficiency with building automation system components
•Performs other duties as assigned by the Supervisor of Maintenance.

Qualifications
•Extensive knowledge of automated HVAC building management control systems design and operation
•Must have a valid Maryland Class C driver’s license
•Thorough knowledge of mechanical and electrical systems associated with HVAC systems in commercial buildings
•Demonstrated experience commissioning, troubleshooting, programming, or installing DDC and pneumatic control systems including air compressors, controllers, field devices, sensor wiring, control wiring, input and output components, and network/communications wiring
•Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
•Ability to write routine reports and simple correspondence.
•Ability to effectively present information to contractors, staff, and other employees of CCBOE.
•Independent work ethic.
•Ability to establish and maintain effective working relationships with staff and school faculty.
•Ability to perform duties with awareness of all district requirements and the Board of Education policies.
•Specific abilities required to satisfactorily perform the functions of the job include adhering to safety practices, meeting deadlines and schedules, working under time constraints, and communicating with diverse groups.
•A willingness to take such additional training as required to successfully perform assigned duties.
•Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
•Willingness to work overtime as required.

Environmental Factors & Physical Requirements
The environmental factors and/or physical requirements of this position include the following: While performing the duties of this job, the employee is required to have ordinary ambulatory skills sufficient to visit other locations; and the ability to stand, walk, stoop, kneel, crouch, and manipulate (lift, carry, move) light to medium weights of 10-50 pounds. Requires good hand-eye coordination, arm, hand, and finger dexterity, including the ability to grasp, and visual acuity to use a keyboard. The employee frequently is required to sit, reach with hands and arms, talk, and hear.
