Job summary

South Metro Housing Options is seeking a self-motivated HCV Specialist to manage an assigned caseload and support Housing Choice Voucher operations in Littleton, CO. The role emphasizes accuracy, customer service, and adherence to regulatory requirements.

Starting pay ranges from $24 to $26 per hour, with standard Monday–Friday 8 am–5 pm hours. Benefits include employer-paid health and life insurance, retirement options, and paid holidays and vacation.

Qualifications

  • Requires completion of high school or equivalent.
  • Bachelor’s degree (B.A.) preferred.
  • 1–2 years of progressively responsible work experience for a public agency or related social service field preferred.
  • Ability to interpret and apply regulations pertaining to the program.
  • Effective written and oral communication skills.
  • Proficient with Microsoft Word and Excel; Yardi experience preferred.

Responsibilities

  • Manage an assigned caseload of HCV participants and reports to management.
  • Conduct annual recertifications within required time frames, including housing assistance payment and tenant rent calculation.
  • Complete interim recertifications as required, including housing assistance payment and tenant rent calculation.
  • Monitor HQS inspections to ensure units are inspected every 12 months.
  • Process and monitor participant moves to a new dwelling and determine HAP and rent calculations.
  • Educate participants on program requirements and family obligations.
  • Educate landlords on program regulations, HAP contracts and inspection requirements.
  • Provide excellent customer service to participants, landlords, coworkers, clients and vendors.
  • Perform all job functions in alignment with HUD regulations and state/local requirements.
  • Obtain certification as Housing Choice Voucher Specialist within 120 days of employment.

SMHO is looking for a self-motivated, detail-oriented, team player HCV Specialist. The position duties include a wide range of activities related to determining and documenting applicant and/or participant eligibility, income, rent and contractual relationships with owners in support of the Housing Choice Voucher (HCV) operations using written administrative policies and procedures. The position requires full accountability for assigned cases including accurate and complete files, resolution of customer service cases, and responsiveness to participant and landlord inquires.

Job Type: Full Time

Starting Pay: $24/hr – $26/hr

Work Hours: Monday through Friday, 8 am – 5 pm

Job Duties

Manage an assigned caseload of HCV participants and reports to management.

Conduct annual recertifications within required time frames, which includes determining housing assistance payment and tenant rent calculation;

Complete interim recertifications as required, which includes determining housing assistance payment and tenant rent calculation;

Monitor HQS inspections to ensure all units are inspected every 12 months;

Failed HQS inspection must be processed in a timely manner, HAP will be abated, and repairs must be verified;

Conduct participant intakes and briefings, if needed;

Process and monitor participant moves to a new dwelling;

Determine housing assistance payment and tenant rent calculation;

Educate participants on program requirements and family obligations;

Educate Landlords on program regulations, HAP contract and inspection requirements.

Process all transactions within the PHA’s required business systems;

Maintain accurate and complete applicant/participant files;

Make necessary changes in Yardi for submission to the HUD PIC System;

Provide excellent customer service to participants, landlords, co-workers, clients and vendors;

Conduct all job functions in alignment with the PHA’s Administrative Plan, HUD regulations and other state and local requirements;

Obtain certification as Housing Choice Voucher Specialist within 120 days of employment;

Ensure regular attendance and punctuality;

Perform other duties as assigned

JOB QUALIFICATIONS:

Requires a completion of high school or its equivalent,

Prefer Bachelor’s degree (B.A.) from four-year College or University; or

One to two years of progressively responsible work experience for a public agency, or

Related work in the social service or community service field preferred.

Must have the ability to interpret and apply regulations pertaining to the program.

Must be able to communicate effectively both orally and in writing.

Must have excellent interpersonal skills and possess strong computer and organizational skills.

Computer software proficiency in Microsoft Word, Excel, and Yardi Systems preferred.
