Job Summary
Under the direct supervision of the Community Manager, the Housekeeper/Porter is responsible for cleaning apartment homes upon move-out to 'move-in' standards and maintaining the cleanliness and attractiveness of the common areas of the property. Previous experience in housekeeping within multi-family, mid-rise apartment buildings, or the hotel industry is preferred.
As Porter, this role also involves maintaining the community grounds in an attractive condition according to Royal American Management's policies and procedures. The position requires organization, attention to detail, multitasking abilities, and availability to work Monday through Friday.
The incumbent should have excellent attendance and communication skills, the ability to build lasting relationships, and professionalism.
Essential Job Duties and Responsibilities

- Practice OSHA standards and company safety policies, staying aware of work-safety requirements.
- Complete safety training as required by company, state, and federal law.
- Perform hazard assessments before starting tasks.
- Assist team members when necessary.
As Housekeeper
- Use a make-ready cleaning checklist for all apartments, submit to the Community Manager.
- Clean common areas daily.
- Monitor and clean restrooms at least twice daily, ensuring supplies are stocked.
- Maintain and inventory cleaning equipment.
- Communicate regularly with supervisors, reporting any unusual circumstances.
- Maintain a professional appearance and attitude, including wearing the proper uniform.
As Porter
- Water plants daily, including community common areas and newly planted foliage.
- Maintain lawns, shrubs, and flowers, including mowing, trimming, fertilizing, and weeding.
- Assist with exterior maintenance tasks such as painting, litter removal, cleaning light fixtures, and maintaining fences and gates.
- Perform scheduled maintenance on equipment, following manufacturer guidelines.
- Ensure groundskeeping tools and equipment are properly maintained.
- Pressure wash walkways and breezeways, keep pool area clean, and assist with emergency maintenance and after-hours coverage.
- Maintain proper storage and lighting security.
- Assist with custodial tasks in common areas.
Knowledge, Skills, and Abilities
- Proficiency in reading, writing, and speaking English.
- Ability to follow detailed instructions and work under time constraints.
- Visual abilities including near, far, color, peripheral, and depth perception.
- Basic computer literacy.
- Valid government-issued ID or driver’s license, if required.
Education and Experience
- High School Diploma or equivalent preferred.
- Prior experience is a plus.
Physical Requirements
- Ability to access all property areas, including multilevel structures.
- Work outdoors and tolerate outdoor conditions.
- Frequently walk, stand, bend, sit, climb, and perform physical tasks.
- Lift up to 10 pounds regularly, and up to 25-50 pounds occasionally.
- Effective communication with supervisors.
