Senior Horizontal Design Manager (Remote – Must Reside in AZ or NV)

A top growing real estate development group is seeking a Horizontal Design Manager to lead civil design and entitlement efforts for multifamily projects across Greater Phoenix, Greater Las Vegas, and broader Arizona and Nevada. This is a remote role, but you must reside in AZ or NV due to local coordination needs.

Role Overview:

This position plays a critical role in executing horizontal design strategy from due diligence through permitting and site readiness. You’ll manage civil consultants, facilitate approvals, and ensure site plans align with cost, timeline, and development goals.

Responsibilities:

• Manage civil consultants and coordinate entitlement submissions
• Oversee design of grading, drainage, utilities, and site access for multifamily communities
• Conduct feasibility reviews and lead design-driven problem solving
• Support due diligence reviews and identify design-related risks
• Coordinate with internal development and construction teams to align on site planning
• Track design milestones and regulatory review processes
• Lead zoning/planning presentations as needed

Requirements:

• Bachelor’s in Civil Engineering, Land Planning, or related field preferred
• 4+ years of experience in horizontal design or land development (multifamily preferred)
• Strong grasp of civil site plans, utility design, permitting, and value engineering
• Experience working closely with cities, agencies, and consultants
• Must be based in AZ or NV
