Job Title: Hotel Maintenance Technician

Department: Engineering / Maintenance

Reports To: Chief Engineer / Maintenance Manager

FLSA Status: Non-Exempt (Full-Time / Part-Time)

Position Summary

The Hotel Maintenance Technician is responsible for maintaining the physical integrity, functionality, and aesthetic appearance of the hotel property. This includes conducting preventative maintenance, troubleshooting and repairing guest room equipment, maintaining public areas, and handling general plumbing, electrical, HVAC, and carpentry tasks. The primary goal is to ensure a safe, comfortable, and flawless experience for all guests while protecting hotel assets.

Key Responsibilities

Guest Room & Public Area Repairs

• Respond promptly and professionally to guest room maintenance requests (e.g., TV/cable issues, plumbing clogs, lock malfunctions, HVAC adjustments).

• Inspect and repair public spaces, including lobbies, hallways, restrooms, meeting rooms, fitness centers, and staff areas.

• Perform basic carpentry, drywall repairs, touch-up painting, wallpaper repair, and furniture fixes.

Building Systems & Preventive Maintenance (PM)

• Execute scheduled preventive maintenance programs for guest rooms, public spaces, and mechanical equipment according to brand standards.

• Perform routine checks on HVAC units, PTAC systems, water heaters, boilers, lighting, and exhaust fans; replace filters and belts as required.

• Clear minor plumbing stoppages, repair leaks, replace faucets/toilets, and perform basic hardware maintenance.

• Inspect electrical fixtures, switches, outlets, and ballast lighting, adhering to safety protocols.

Safety, Security & Grounds

• Monitor and maintain fire safety equipment, exit signs, emergency lighting, and alarm systems in compliance with local fire codes.

• Assist with exterior maintenance, including parking lot upkeep, trash removal, pressure washing, and seasonal groundskeeping (snow removal/salting if applicable).

• Maintain pool and spa chemical levels, filtration systems, and water quality logs (where applicable).

• Ensure strict adherence to OSHA regulations, Lockout/Tagout procedures, and hazardous materials protocols.

Operational & Team Support

• Log all completed work orders and daily activities into the property management system or maintenance tracking software.

• Keep engineering shop spaces, storage rooms, and tool inventory clean, organized, and secure.

• Assist external vendors and contractors during major equipment servicing or structural repairs.

Qualifications & Requirements

• Experience: 1–3 years of hands‑on experience in building maintenance, hotel engineering, residential facilities, or a related trade.

• Technical Skills:

  • Basic proficiency in general plumbing, electrical, HVAC, carpentry, and painting.

  • Familiarity with commercial property tools and test equipment.

• Education & Certifications:

  • High School Diploma or GED equivalent.

  • Preferred: CPO (Certified Pool Operator), HVAC EPA Certification, or OSHA certification.

• Physical Requirements:

  • Ability to lift, push, or pull up to 50 lbs unassisted.

  • Ability to bend, kneel, climb ladders, and stand or walk for extended periods (up to 8+ hours).

  • Comfortable working in varied environmental conditions (indoor/outdoor, hot/cold).

• Work Schedule: Must have flexible availability, including nights, weekends, holidays, and on‑call rotations as business demands require.

• Soft Skills: Strong problem‑solving abilities, positive attitude, good communication, and a customer‑service‑oriented mindset when interacting with hotel guests.
