We are currently seeking a committed Home Investment Advisor to join our sales professionals at our Rio Grande Valley, TX Division. The main responsibilities of a Home Investment Advisor revolve around the ability to network, build relationships with clients and persuade customers to purchase homes. This position doesn't require a real estate license.

OBJECTIVES
Obtain a minimum of 1 sale every 2 weeks by utilizing the Westwind Sales Process, Rule of 40/One on one form, competition binder, hosting special events & working with construction to maintain a immaculate community & sales model/office.
JOB DUTIES, RESPONSIBILITIES & AUTHORITIES
- Learn, Understand & practice Westwind Homes proven sales process with every prospective customer.
- Learn, Understand & Update weekly 1:1 forms for you sales coach.
- Sales staff must host a weekly community maintenance meeting with construction manager to ensure the cleanliness of any standing inventory and community amenities. Also discuss and scheduling walks with customers.
- The sales office must be opened at precisely the hour appointed for your respective communities. Office hours are 10 am to 7 pm Monday through Friday and 12 noon to 6 pm on Saturdays, and Closed Sundays.
- Quickly respond to online sales team eLeads with Meet & Greet process.
- Ensure your sales office is “manned” during business hours.
- Sales staff is responsible for securing their model office and any spec inventory at the end of every business day.
- Sales staff must maintain a daily record of all sales traffic in Customer Relationship Management Software.
- Sales staff must become familiar & maintain an up to date Follow Up Process in Westwind Homes CRM.
- Update your communities competitive market analysis, on a quarterly basis.
- Sales staff must adequately maintain supplies and necessary paperwork to function daily. Any request for office supplies should be submitted in writing to your Sales Coach.
- Sales staff is responsible for ordering and maintaining adequate supply of marketing materials. These materials are available from your marketing team. All requests must be in writing.
- An inventory of necessary signage should be kept and replacements should be ordered from the marketing team in writing.
- Sales staff is responsible for creating a directional route and managing all directional signage placements.
- Sales staff is responsible for completing walk throughs with the respective construction manager of each spec home on a timely basis. Once accepted the Sales staff is responsible for managing the utilities, lawn and spec home maintenance.
SCOPE
- Daily:
- Participate in Daily Sales Team Huddles.
- Participate in Daily Team Member Coaching Sessions (if needed).
- Prospect Follow Up.
- Greet, Discover, Qualify, Present, Close & Follow Through with each prospective customer.
- Customer appointment kept de-brief with Online Concierge.
- Prospect for new customers.
- Enter traffic into CRM.
- Inspect Inventory & models, lock & unlock as appropriate.
- Weekly:
- Participate in Weekly Sales Meetings.
- Participate in Weekly 1 on 1 sessions with Sales Coach.
- Annual:
- Participate in Sales Coach Employee Performance Evaluation.
KNOWLEDGE REQUIREMENTS
Sales staff must be proficient with a computer and in Microsoft Word, Excel, Outlook and PowerPoint. Good verbal and writing skills are required. Math and logic skills are a must. Spanish is a must.
PHYSICAL REQUIREMENTS
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to occasionally lift up to 15 pounds.
- Must be able to access all areas of the facility to determine company needs.
- Must be able to legally drive vehicles in the USA.
