Job summary

EMERALD STAY® is seeking a Property Operations Manager for the Texas Hill Country. You will oversee 15 to 30 high-end vacation homes across Boerne, Llano, Dripping Springs, Kendalia, Fredericksburg, and nearby areas, traveling between properties most days.

This field-based role reports to the Director of Operations and requires near-constant onsite engagement with homeowners and vendors. You will manage housekeeping, inspections, and turnovers; coordinate vendor bids and approvals; monitor

Qualifications

• At least three years of experience in property operations or multi-site field service.
• Vacation rental or hotel experience preferred, with strong multi-site ops experience.
• Experience managing vendor relationships and contractor accountability.
• Direct point of contact for demanding homeowners or clients.
• Strong financial and administrative skills, including reviewing P&L and invoices.
• Fluency with Google Sheets and property management software; openness to AI tools.
• Valid driver's license with clean driving record and reliable vehicle.
• Calm, practical problem-solving (septic issues noted).

Responsibilities

• Keep 15 to 30 properties guest-ready, well-maintained, and aligned with owner and brand standards.
• Schedule and quality-check housekeeping, inspections, maintenance, and turnovers through our operating systems.
• Source, coordinate, and manage vendors for repairs, preventive maintenance, and property projects.
• Obtain bids, secure approvals, monitor costs, and ensure work is completed to standard.
• Serve as the primary operational contact for homeowners, answering questions and coordinating visits.
• Manage inventory and ordering for linens, guest supplies, and other property essentials.
• Onboard new properties into the portfolio, including setup and vendor coordination.
• Review expenses, approve invoices, coordinate vendor payments, and complete month-end reconciliation.
• Provide backup support to the Fredericksburg and Spicewood property managers with regional team support.
