JOB DESCRIPTION SUMMARY

Manages the day-to-day operations of 2 or more assigned properties, including managing team members, daily activities, and resources to meet financial and operational goals. Ensures operations comply with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.

JOB RESPONSIBILITIES

  1. Budgeting: Provides input into budget development by analyzing financial statements, reviewing marketing information, and operational reports.
  2. Financial Management: Meets revenue targets by setting rent rates, collecting and posting rent and fees timely, making bank deposits, and reviewing financial reports.
  3. Vendor Management: Approves invoices, verifies work or purchases, manages communication with vendors and clients, and ensures compliance with insurance and coding standards.
  4. Expenditure Control: Manages expenses within approved budgets and oversees petty cash.
  5. Lease Enforcement: Approves resident applications, conducts inspections, manages evictions, and handles late fees and charges.
  6. Market Analysis and Marketing: Analyzes market trends and implements strategies to achieve occupancy and revenue goals.
  7. Resident Satisfaction: Responds promptly to resident inquiries and service requests, ensuring maintenance standards are met.
  8. Property Inspections: Conducts regular inspections to maintain safety, cleanliness, and appearance.
  9. Staff Supervision: Hires, trains, and evaluates property staff according to company policies.
  10. Owner Relations: Supports managing relationships with property owners through updates, tours, and responsiveness to requests.
Physical Demands
  • Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
  • Work outdoors in all weather conditions.
  • Lift up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required for property support, training, or meetings.
  • Flexible schedule including evenings, weekends, and holidays.

Factors influencing pay include experience, skills, and location. The role may be eligible for bonuses based on performance.
