Responsibilities

As a High-Rise Service Technician - Multifamily with Hines, you will be responsible for overseeing technical and mechanical work of the property to meet the standards of Hines. Responsibilities include, but are not limited to:

  • Complete assigned work orders generated from requests for service in a timely manner.
  • Oversee property grounds and amenities by performing tasks such as trash disposal, pressure washing, and painting curbs and signage as needed.
  • Proactively diagnose issues with the property and provide solutions in accordance with Hines policies, standards, and codes.
  • Identify areas for improvement and suggest ways to enhance efficiency and productivity.
  • Prepare vacant apartments for leasing and move-ins by inspecting, identifying needed requests, scheduling with contractors, and completing maintenance tasks.
  • Handle documentation and paperwork properly without disrupting service requests.
  • Practice safety techniques when dealing with mechanical or electrical issues, reporting injuries or safety concerns promptly.
  • Support cost-saving initiatives by verifying parts meet standards for repair rather than full replacement when possible.
  • Use tools, testing equipment, and safety devices properly, ensuring items are returned after use.
  • Notify supervisors of needed supplies and evaluate reordering to avoid waste.
  • Follow emergency procedures and operate fire alarm and life safety systems as required.
  • Operate, maintain, and repair mechanical, electrical, plumbing, and HVAC equipment.
  • Complete required training programs on time.
  • Utilize computer skills for work order management and building operations.
  • Perform basic mathematical calculations.
  • Obtain necessary city or government licenses or permits within specified timeframes, such as EPA CFC Certification and Pool & Spa Operator licenses.
Qualifications

Minimum requirements include:

  • High school diploma or equivalent preferred.
  • At least two years of property maintenance or related experience.
  • Knowledge of plumbing, electrical, carpentry, HVAC, and appliances.
  • EPA certifications for refrigerant recycling.
  • Valid driver’s license.
  • Excellent communication and interpersonal skills.
  • Attention to detail, organization, and multitasking abilities.
  • Ability to work indoors (80%) and outdoors (20%).
  • Use of senses (olfactory, auditory, visual).
  • Ability to stand all day, lift 25 lbs or more, climb stairs/ladders, and access confined spaces.
  • Availability to work early mornings, evenings, weekends, and holidays as needed.
  • Willingness to work overtime.
  • Compensation: $22/hr - $25/hr.
