Job summary

The Habitat Company, LLC is seeking a Janitor C (Helper C) to maintain the physical integrity of properties and ensure a safe living environment for residents and staff. Responsibilities include daily walk-throughs, lighting maintenance, and custodial tasks across common areas.

Preferred candidates have full-time maintenance or janitorial experience and a strong commitment to safety. The role supports curb appeal, floor care, and timely trash-out within 48 hours as part of routine property

Qualifications

• Excellent customer service skills.
• Knowledge of industry safety standards (OSHA, etc.).
• Full or part-time maintenance/janitorial experience preferred.

Responsibilities

• Perform daily walk-throughs of the property to identify safety hazards and maintenance needs.
• Replace burned-out bulbs in hallways and stairwells and batteries in emergency lighting.
• Maintain curb appeal and cleanliness of the property (trash-out vacant units, floors, windows).
• Monitor supplies and report shortages; assist in timekeeping records.
• Assist in move-in/move-out inspections and participate in standby emergency coverage.

This involves insuring a safe and secure living environment for residents, visitors and staff. It is the duty of Janitor C to follow all directives given by the Community Manager.Duties and Responsibilities:Conduct all business in accordance with The Habitat Company’s policies and procedures, state and Federal Laws; e.g. OSHA, ADA, Fair Housing, etc.Perform activities to maintain the continuity of essential environmental services in order to guarantee resident comfort and security.Conduct building walk-downs daily and replace all burned out bulbs from hallways and stairwells and batteries in emergency lighting as neededMaintain curb appeal of the property at all timesTrash-out vacant units within 48 hoursStrip and Wax assigned floors quarterlyMonitor supplies and advise supervisor of items needed as necessaryAttend company meetings when requestedResponsible for maintaining an accurate daily timekeeping record via our Paycom time keeping systemAll other duties as assignedPreventative Maintenance and Safety:Follows company guidelines in proper storage of chemicals maintaining Maintenance Data Sheets current and readily accessibleMust be aware of the condition of physical property throughout the property and must immediately report unsafe conditions, e.g., broken steps, open holes, broken/burned out exterior lights, broken door locks, inoperable smoke detectors, gas leaksInstills a “safety first” attitude not only with maintenance but also with all residentsFollows company guidelines for wearing safety itemsGeneral:Assists in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areasAssists in grounds work when necessaryParticipates in a standby emergency schedule for evening, weekend, and holiday coverageHas knowledge regarding water and gas cutoffs, all apartments and fixtures cutoffs and sewer cleanoutsAssists in apartments move in and move out inspectionsComplete unit trash-out within 48 hoursPerforms work area clean up and safety related dutiesExcellent Customer Service skillsExperience stripping and waxing floorsMust have knowledge of industry safety standardsExperience working in Residential communities preferredFull time maintenance or janitorial experience, or experience in related field, preferred
