Summary of the Position

Tishman Speyer is hiring a Helper to join our team at a property in the New York market. The Helper will operate, maintain, and repair heating, ventilation, air conditioning and other equipment. The role requires technical expertise in HVAC, plumbing, electrical, fire/life safety, and hot water systems, while maintaining health and safety standards and creating a welcoming environment for tenants, visitors and the community.

Key Responsibilities
  • Under the direction and supervision of an Operating Engineer:
    • Maintain, repair and ensure the efficient operation of all building systems, including mechanical (HVAC, plumbing, controls), electrical (lighting, generators), fire/life safety, and hot water systems.
    • Monitor operation, adjust, and maintain refrigeration, chilled water, and air‑conditioning equipment, ventilating and hot‑water heaters, pumps, valves, piping and filters.
    • Perform various services for tenants as requested.
  • Understand and comply with safety and emergency escalation procedures.
  • Receive work assignments, plan work, and procure necessary tools, equipment, and materials.
  • Complete work and paperwork in a timely manner.
  • Keep the shop, equipment rooms, and common areas clean, organized and safe.
  • Provide proper care to assigned equipment, tools and uniforms.
  • Respond to tenant requests and complaints.
  • Promote and contribute toward maintaining a high standard in building operation and appearance, and positive tenant relations through daily work practices.
  • Ensure strict adherence to building rules, regulations and safety procedures.
  • Organize and coordinate responsibilities efficiently.
  • Handle multiple tasks.
  • Communicate effectively with coworkers, tenants and vendors.
  • Demonstrate exemplary customer service.
  • Perform other duties as assigned.
Skills & Qualifications
  • Passion for maintaining health and safety standards while creating a hospitable and welcoming atmosphere.
  • Ability to perform all work using the proper personal protective equipment (PPE).
  • Strict adherence to all applicable safety policies, procedures and practices.
  • Thorough knowledge of building systems and their operating sequences, strategies and best practices.
  • Demonstrated aptitude for mechanical systems and computer‑controlled equipment.
Education / Experience & Certifications / Licenses
  • High‑school diploma or state‑equivalent educational certification preferred.
  • Basic mechanical aptitude.
  • Willingness to learn.
  • Ability to work independently with limited supervision and as a productive member of a team.
  • Basic computer skills, including working knowledge of Microsoft Office (Outlook and Word).
Physical Requirements
  • Ability to travel between floors, buildings and rooftops with frequent walking, climbing, bending, kneeling, lifting, stooping, and working/exerting overhead indoors and outdoors with temperature ranges from 0° – 100° F.
  • Walk on large building floorplates.
  • Work at heights with A‑Frame and extension ladders from 5 ft to 16 ft using a buddy system and following OSHA guidelines and safety precautions.
  • Work in confined spaces following OSHA guidelines and precautions.
  • Specific vision abilities: close vision, distance vision, color vision and depth perception.
  • Stand for an extended period (minimum 8 h).
  • Move, lift, carry, push or pull objects ≤ 50 lb without assistance.
  • Understand and communicate in English, verbally and written.
  • Wear appropriate personal protective equipment, such as hard hat, safety glasses, splash‑resistant face shield, welding helmet, gloves, chemical‑resistant gloves, disposable gloves, facial mask for infectious disease control, nuisance dust mask, hearing protection, impact‑resistant safety shoes with non‑slip soles, and electrically‑rated safety shoes.
  • Use fall‑prevention/protection equipment when working at heights over 4 ft in areas without guardrails, or when performing other non‑ladder work at elevations, or when working in permit‑required confined spaces that require retrieval equipment such as a body harness and lanyard in addition to other required PPE.
Compensation

Hourly rate: $28.89 – $41.27. This base range reflects factors such as experience, skill sets, and licensure required, and is specific to Tishman Speyer’s New York team.
