Job summary

29th Street Property Management is seeking a Groundskeeper for Waterside at River Park Place, Louisville, KY 40206. This full-time role focuses on the upkeep of grounds, amenities, building exteriors and the leasing office to maintain a welcoming, safe community.

You will perform daily trash removal, assist in preparing market-ready units, and support the Maintenance Supervisor with assigned tasks. The position requires a valid driver’s license and at least one year of groundskeeping experience;

Qualifications

• Educational degree not required.
• At least one year of Groundskeeping experience preferred.
• Valid driverx license may be required.

Responsibilities

• Maintain grounds, amenities, exteriors, leasing office, parking lots and other community buildings.
• Remove trash from office areas and apartment community perimeter daily.
• Assist in preparing market-ready units, including trash removal from vacant apartments prior to make-ready.
• Assist Maintenance Supervisor and Community Manager with assigned maintenance tasks in a timely manner.
• Assist in cleaning vacant apartments and/or models.
• Assist Maintenance team with snow removal (if applicable).
• Assist in troubleshoot/repair of mechanical, carpentry and electrical problems.
• Report maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to Maintenance Supervisor.
• Meticulously maintains curb appeal.
• Assist management team with other various tasks required.
• Ensures that unsafe conditions are corrected in a timely manner.
• Learns and ensures compliance with all company, local, state and federal safety rules.

SUMMARY OF POSITION

The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.

ESSENTIAL JOB FUNCTIONS

• Assist in the cleaning of vacant apartments and/or models.

• Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to Maintenance Supervisor.

QualificationsREQUIRED SKILLS / ABILITIES

• Be neat, clean and professional at all times throughout the workday and/or whenever present at the community.
• Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
• Demonstrate strong communication skills for communicating with residents, co-workers and senior management.
• Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
• Must be knowledgeable and skilled in the safe use and maintenance of groundskeeping tools.
• Must have demonstrated ability to solve problems in a variety of practical situations and follow standardized procedures.

EDUCATION AND EXPERIENCE

• Educational degree not required.
• At least one year of Groundskeeping experience preferred.

LICENSES OR CERTIFICATIONS

• Ability to provide and maintain a valid driver's license as the position may require the operation of motorized and electric vehicles.
