Job summary

29th Street Property Management in Houston is seeking an experienced Groundskeeper to maintain the grounds, amenities, building exteriors and leasing office of our multifamily communities. You will help keep parking areas and common spaces immaculate and safe, contributing to a curb appeal that attracts residents.

Responsibilities include daily trash removal, assisting in making units market-ready, supporting the Maintenance Supervisor and Community Manager, and following safety rules.

Qualifications

• Educational degree not required.
• At least one year of Groundskeeping experience preferred.
• Valid driver's license may be required.
• Be neat, clean and professional at all times.
• Strong communication skills for communicating with residents, coworkers and management.

• Meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
• Remove trash from office areas and apartment community perimeter daily.
• Assist in the preparation of market ready units, including trash removal from vacant apartments prior to make-ready.
• Assist Maintenance Supervisor and Community Manager with assigned maintenance tasks.
• Assist in the cleaning of vacant apartments and/or models.
• Assist Maintenance team with snow removal (if applicable).
• Assist in troubleshoot/repair of mechanical, carpentry and electrical problems.
• Report any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to Maintenance Supervisor.
• Maintain curb appeal.
• Follow safety rules and report unsafe conditions.
• Learns and ensures compliance with all company, local, state and federal safety rules.

SUMMARY OF POSITION

The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildings of multi-family residential apartments.

ESSENTIAL JOB FUNCTIONS

• Remove trash from office areas and apartment community perimeter on a daily basis.

• Assist in the cleaning of vacant apartments and/or models.

• Ensures that unsafe conditions are corrected in a timely manner.
• Learns and ensures compliance with all company, local, state and federal safety rules.
• Report all unsafe conditions immediately.
• Valid driver's license may be required.

Qualifications: REQUIRED SKILLS / ABILITIES

• Be neat, clean and professional at all times throughout the workday and/or whenever present at the community.
• Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
• Demonstrate strong communication skills for communicating with residents, co-workers and senior management.
• Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.
• Must be knowledgeable and skilled in the safe use and maintenance of groundskeeping tools.
• Must have demonstrated ability to solve problems in a variety of practical situations and follow standardized procedures.

EDUCATION AND EXPERIENCE

• Educational degree not required.
• At least one year of Groundskeeping experience preferred.

LICENSES OR CERTIFICATIONS

• Ability to provide and maintain a valid driver’s license as the position may require the operation of motorized and electric vehicles.
