Job Title: Groundskeeper

Supervisor: Maintenance Supervisor/Community Manager

FLSA Status: Non-exempt (Hourly)

Job Summary

Maintains grounds of community to enhance and preserve its curb appeal.

Essential Duties and Responsibilities
  • Clean common, amenity, and ground areas daily. Water and maintain landscaping as instructed. Spread salt to prevent ice buildup. Rake, sweep, shovel as needed.
  • Maintain community buildings and grounds, including cleaning and trash removal.
  • Care for, maintain, and inventory all supplies and equipment.
  • Assist with make-ready and other duties as requested by supervisors.
  • Maintain a professional appearance and behavior, including uniform standards.
  • Operate within OSHA standards and safety policies.
  • Report unusual or unsafe conditions and take corrective actions.
  • Respond courteously and efficiently to residents and community needs.
  • Follow company policies and seek self-improvement opportunities.
Supervisory Responsibilities

This role has no supervisory responsibilities.

Qualifications

Ability to perform essential duties satisfactorily. Reasonable accommodations available for disabilities.

Education and Experience

Less than high school or up to one month of related experience, or equivalent education and experience.

Equipment and Tools

Knowledge of and ability to safely use tools such as wrenches, hammers, saws, snow blowers, etc., with appropriate protective equipment.

Skills
  • Language: Ability to read simple words and numbers, speak basic sentences.
  • Math: Add, subtract, multiply, and divide by 10s and 100s.
  • Reasoning: Apply common sense to follow instructions and solve problems.
Certificates and Training

Must complete Fair Housing within 1 day; Harassment and Drug-Free Workplace courses within 7 days.

Physical Demands

Regularly required to stand, handle, reach, walk, climb, stoop, kneel, crouch, crawl, talk, hear, lift up to 50 pounds frequently, and up to 75 pounds occasionally. Vision abilities required.

Work Environment

Exposed to weather, moving mechanical parts, fumes, chemicals, and electrical hazards. Moderate noise level.
