Job Description Summary

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal. Provides support to the service team members.

Responsibilities

  1. Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities are neat and free of litter at all times.
  2. Remove trash and remaining items from vacant apartments before starting the make-ready process, transfer trash to dumpster or storage, and maintain storage areas.
  3. Complete assigned minor and routine service requests as directed by the Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turnover process.
  4. Change all locks according to property policy and ensure gates to pool areas function properly and meet safety standards.
  5. Distribute notices and communications to residents as needed.
  6. Report any hazards or potentially dangerous situations observed to the appropriate supervisors.
  7. Demonstrate excellent customer service by treating residents and others with respect, answering questions, and responding sensitively to maintenance complaints.
  8. Comply with safety and risk-management policies by attending safety meetings, completing required OSHA and safety training, and reporting incidents promptly.

Required Licenses or Certifications

Valid driver’s license to operate a golf cart on the property.

Physical Demands

  • Ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions.
  • Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance.
  • Occasional travel may be required for property assistance, training, or meetings.
  • Work schedule may include evenings, weekends, and holidays.

The hourly range is $16.00 - $18.00.

Additional Compensation

Factors influencing pay include business needs, experience, skills, and location. Potential for bonuses based on performance and position type.
