JOB DESCRIPTION SUMMARY

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal. Provides support to the service team members.

Essential Responsibilities
  1. Inspects the community throughout the day to remove litter, debris, and pet droppings; ensures all common areas and amenities are neat and free of litter.
  2. Removes trash and remaining items from vacant apartments before make-ready, transfers trash to dumpster or storage, and maintains storage areas.
  3. Completes minor and routine service requests as directed by the Service Supervisor or Community Manager; assists the make-ready specialist.
  4. Changes locks per property policy; ensures pool gates comply with safety standards.
  5. Distributes notices and communicates with residents as needed.
  6. Reports hazards or dangerous situations to supervisors.
  7. Demonstrates customer service skills by respectfully addressing residents' questions and complaints about maintenance.
  8. Follows safety policies, attends safety meetings, completes OSHA training, and reports incidents.
Requirements

Licenses: Valid driver’s license to operate a golf cart on property.

Physical Demands
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.
  • Work outdoors in all weather conditions.
  • Push, pull, lift, carry up to 25 pounds alone, 50 pounds with assistance.
  • Travel may be required for training, meetings, or assisting other properties.
  • Work flexible hours, including evenings, weekends, and holidays.
Compensation & Benefits

The hourly range is $16.00 - $18.00, with additional compensation factors based on experience and location. Benefits include medical, dental, vision, disability, life insurance, paid time off, onsite housing discounts, sabbaticals, 401(k) matching, parental leave, employee assistance, and more. Specific benefits may vary for union or prevailing wage roles.
