Base pay range

$18.00/hr - $19.00/hr

Major Objectives:

  • Report any grounds and curb appeal concerns to the Community Manager and Service Manager and then perform repairs either independently or alongside the Service Manager.
  • Provide excellent customer service by ensuring that all assigned tasks are completed each day.
  • Ensure excellent attention to detail with grounds and common areas by starting each day with a thorough inspection, by keeping the grounds free of all trash and debris.
  • Possess competent knowledge of use and care of tools and equipment used in grounds maintenance
  • Assist with quarterly community audits and preventative maintenance, including but not limited to: all operating mechanical and non-mechanical parts, electrical, HVAC, plumbing, roofs, balconies, etc.
  • Willingness to work irregular hours when needed, including overtime hours, as needed.
  • Attend and actively participate in technical programs to maintain and enhance knowledge and skills.
  • Perform grounds and landscape projects to ensure property aesthetics to meet or exceed Garrett Residential standards.
  • Perform additional duties as requested by the Community Manager and Service Manager.


Specific Duties & Responsibilities:

  • Lead by example on how to create an exemplary customer experience for all future and existing residents at the community. This includes, but is not limited to, ensuring that the grounds and landscaping at the community are in top shape.
  • With Service Manager’s input, initiate and prioritize your individual daily activities.
  • Ensure the community is open and ready for business at scheduled time daily.
  • Maintain relationship with vendors, residents, team members and associates on a professional level at all times.
  • Basic skills and ability to safely operate a power washer, backpack blower, floor scrubber and carpet cleaner.
  • Knowledgeable on OSHA regulations, health, safety and environmental laws.
  • Responsible for maintaining the required uniform and ensuring a professional appearance and attitude at all times.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Basic computing skills in Outlook, Excel and Word.


Pre-Requisites:

  • Exercises dynamic leadership potential while being in constant and never-ending improvement and development of yourself.
  • High School diploma/GED and one to three years’ experience in facility maintenance and/or mechanical repair.
  • Must be consistently detail oriented.
  • Strong organizational skills.
  • Ability to recognize personal shortcomings.
  • Ability to listen and understand intents and goals.
  • Ability to think creatively and innovatively.
  • Professional judgment and discretion that comes from experience in working with customer services, internal teams and vendors.
  • Must have a valid driver’s license and transportation for local travel of business needs.

Physical Demands:

  • Ability to climb up to four flights of stairs to access apartments.
  • Ability to walk several acres to inspect community.
  • Must be able to lift 50-75 lbs. to perform all aspects of the job on a daily basis. Possibly operating dangerous equipment. Physical work may include moving furniture and equipment, shoveling, raking, lifting, climbing, walking, etc. Must be able to adapt to inclement weather.
  • Ability to sit or stand for long periods at a time.
