Job Purpose

Porteris responsible formaintainingthe cleanliness, safety, and overall appearance of the community grounds andcommon areas. This role supports maintenance operations through light maintenance tasks, trash management, and daily property inspections to ensure a clean and welcoming environment for residents, guests, and staff.

Primary Duties & Responsibilities

• Provide excellent customer service to residents, guests, employees, and vendors.
• Clean andmonitortrash and recycling areas to ensure cleanliness and prevent overflow.
• Maintain cleanliness of exteriorcommon areas, breezeways, walkways, andamenity spaces.
• Remove debris, litter, and pet waste fromgroundsdaily.
• Assistwith pressure washing of buildings, sidewalks, andcommon areasas directed.
• Perform minor landscaping tasks not covered by vendors.
• Assistwith minor work orders such as drain clearing, door batteries, and garbage disposal resets.
• Assistwith unit punch walks during move-in and move-out periods.
• Delivernotices, packages, or correspondence to residents whenrequested.
• Assistvendors and contractors working on-site.
• Report safety hazards and maintenance concernsimmediately.
• Maintain inventory awareness and notify supervisor when supplies are low.

Education & Experience

• Less than high school education or equivalent experience preferred.
• Up to six months of groundskeeping, janitorial, or maintenance-related experience preferred.

Licenses & Certifications

• Validdriver’s license may berequiredbased on property operations.
