JOB DESCRIPTION SUMMARY

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal. Provides support to the service team members.

JOB DESCRIPTION

Essential Responsibilities:

  1. Inspects the community throughout the day to remove litter, debris, and pet droppings; ensures all common areas and amenities are neat and free of litter at all times.
  2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area, and maintains storage areas.
  3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager; assists the make-ready specialist in the turn process.
  4. Changes all locks following property policy; ensures gates to pool areas operate according to safety standards and codes.
  5. Distributes notices and communications to residents as necessary.
  6. Informs supervisors of hazards or potentially dangerous situations for residents, team members, guests, and others.
  7. Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding sensitively to maintenance complaints.
  8. Complies with safety and risk-management policies by attending safety meetings, completing required safety training, and reporting accidents promptly.
Required Licenses or Certifications

Valid driver’s license to operate a golf cart on the property.

Physical Demands
  • Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work outdoors in all weather conditions.
  • Lift and maneuver weights up to 25 pounds alone, 50 pounds with assistance.
  • Travel may be required for property assistance, training, or meetings.
  • Work a flexible schedule, including evenings, weekends, and holidays.
Additional Compensation

Factors influencing pay include experience, skills, and location. Role-specific bonuses may be available.
