Job summary

The Franklin Group in Carrollton, GA, is seeking a Groundskeeper to maintain community grounds and amenities, ensuring curb appeal and safety. You will perform landscaping tasks, snow/ice management, and building upkeep while supporting make-ready work as needed.

Candidates should be able to follow safety policies, lift up to 50–75 pounds, and work in an outdoor setting. This hourly, non-exempt role offers daily responsibilities within a collaborative team.

Qualifications

• Education: Less than high school or up to one month related experience or training.
• Must wear PPE as tasks dictate and follow safety policies.
• Basic math and reading skills required for daily tasks.

Responsibilities

• Maintain grounds and common areas to enhance curb appeal daily.
• Water and upkeep landscaping; spread salt to prevent ice buildup.

JOB SUMMARY:Maintains grounds of community in order to enhance and maintain its curb appeal.

ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following but are not limited to:

• Clean common, amenity and ground areas on a daily basis. Water and upkeep community landscaping as instructed. Spread salt on public passageways to prevent ice buildup. Rake, sweep, shovel as circumstances warrant.
• Responsible for daily upkeep of the community buildings and grounds that includes cleaning and removing of trash.
• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company.
• Assist with “make-ready” and/or miscellaneous duties when requested by the Maintenance Supervisor or Community Manager. Other miscellaneous duties as required.
• Responsible for maintaining the required community uniform and ensuring a professional appearance and behavior at all times.
• Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
• Responsible for reporting unusual or extraordinary circumstances regarding the community or residents; initiates action to correct unsafe conditions.
• Responsible for courteous, efficient response at all times.
• Responsible for thorough knowledge of company policies.
• Responsible for seeking educational opportunities and self-improvement for personal growth and development.
• Perform light maintenance for the upkeep of our property

SUPERVISORY RESPONSIBILITIES:This job has no supervisory responsibilities.

QUALIFICATIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE:Less than high school education; or up to one month related experience or training; or equivalent combination of education and experience.

EQUIPMENT/MACHINERY/TOOLS:Required to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.

LANGUAGE SKILLS:Ability to read a limited number of two- and three-syllable words and basic numbers. Ability to speak simple sentences.

MATHEMATICAL SKILLS:Ability to add and subtract two digit numbers and to multiply and divide by 10's and 100's.

REASONING ABILITY:Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

TRAINING, CERTIFICATES, DESIGNATIONS:Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
