General apartment grounds keeping experience, responsible for maintaining the physical appearance of the community's grounds according to company standards, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with the pressure of deadlines while providing professional and quality service to residents.
Responsible for maintaining all public and common areas of the property in a clean, neat and attractive condition. A team player possessing a positive attitude that delivers exceptional customer service.
This job has no supervisory responsibilities.
Non-Exempt
Reports directly to the Resident Service Supervisor and Community Manager, who have the primary authority to determine the exact "day-to-day" duties of the Groundskeeper. This determination will take into consideration the individual’s skills, experience and career goals, and how they best fit into the operational needs of the property. Work with leasing personnel, other maintenance staff, Community Manager, construction division, vendors, suppliers and Resident service staff from sister properties.
Hours of Work: 8:30am/9:00am to 5:30pm/6:00 pm, Monday through Friday with two days extended until 7:00pm. 9:00am-6:00pm on Saturday
As needed for emergencies.
Must have a dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance for same. Must possess a bondable and Valid Driver's License.
Extensive mobility and excellent physical condition. The ability to lift 100 lbs. The ability to operate all required hand tools. The ability to walk, crouch, stand, sit, kneel, squat, bend, stoop, push, pull, twist, climb stairs, climb ladders, grasp, squeeze, and reach including overhead items. The ability to work outdoors on a consistent basis in extremes temperatures of hot and cold weather, as may be necessary.
Company will provide tools necessary to perform job functions. Must provide own basic tools.
Must be knowledgeable and skilled in the safe use and maintenance of the following:
Various shovels, brooms, rakes, pruning saws, saws, hedgers, trimmers or axes etc.
Mowers, tractors, edger's, leaf blowers, chain saws, snow blowers, pressure washers etc.
Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.

High school diploma or GED or trade school certification preferred. Prior experience with groundskeeping and landscaping in the multi-family industry a plus.
Ability to read, write and verbally communication in English.
Must be able to communicate effectively with residents, staff, supervisors and vendors.
Has the ability to apply common sense understanding to carry out basic written or oral instructions.
The ability to add subtract two-digit numbers and to multiply and divide with 10’s and 100’s. The ability to perform these operations using units of American money and weight, measurement, volume and distance.
