Job summary

Panther Residential Management is seeking a Groundskeeper to maintain curb appeal across the community, including common areas, exteriors, and amenities. You will perform cleaning, basic maintenance tasks, and assist with apartment turns.

The role emphasizes working outdoors in varying weather, using hand tools and power equipment, and interacting professionally with residents and vendors. Candidates should have a high school diploma or GED and prior groundskeeping or maintenance experience;

Responsibilities

• Community Appearance: walk property daily, remove litter and debris, maintain sidewalks and amenity spaces.
• Apartment Turn Support: assist with cleaning and organizing vacant unit areas and storage spaces.
• Property Maintenance Support: complete minor maintenance tasks and inspect areas for safety.
• Resident Service: interact professionally with residents and vendors; address concerns or escalate as needed.
• Safety & Compliance: follow safety policies, wear PPE, report unsafe conditions, operate tools safely.

Position Summary

The Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of the community. This position plays an important role in creating a welcoming environment for residents and prospects by ensuring the property's grounds, common areas, amenities, and vacant apartment exteriors are clean, safe, and well-maintained. The Groundskeeper also assists with minor maintenance tasks, apartment turns, and other property needs as directed.

Essential Job Responsibilities

Responsibilities include, but are not limited to:

Community Appearance

• Walk the property daily to remove litter, debris, pet waste, and other refuse from the grounds and common areas.
• Maintain the cleanliness and appearance of sidewalks, breezeways, parking areas, landscaped areas, dumpster enclosures, and amenity spaces.
• Empty trash receptacles throughout the community.
• Assist in maintaining an attractive first impression and curb appeal at all times.
• Report any conditions that negatively impact the appearance or safety of the community.

Apartment Turn Support

• Remove trash and abandoned belongings from vacant apartments prior to the make-ready process.
• Clean and organize storage areas, maintenance shops, and other designated workspaces.
• Assist the maintenance team with apartment turns, including light cleaning and preparation as assigned.

Property Maintenance Support

• Complete minor maintenance and service tasks as assigned.
• Inspect amenities, gates, fencing, and common areas for cleanliness, damage, or safety concerns.
• Assist with seasonal property projects, preventive maintenance activities, and special community events as needed.

Resident Service

• Interact professionally and courteously with residents, guests, vendors, and coworkers.
• Respond to resident concerns promptly by either addressing the issue within the scope of the position or notifying the appropriate team member.
• Distribute resident notices and communications as requested.

Safety & Compliance

• Follow all company safety policies and OSHA requirements.
• Wear appropriate personal protective equipment (PPE) when required.
• Immediately report unsafe conditions, accidents, injuries, or property damage.
• Safely operate hand tools, power equipment, and other maintenance equipment.

Requirements

Qualifications

• High school diploma or GED preferred.

This Position Regularly Requires

• Walking the property for extended periods.
• Standing, bending, kneeling, crouching, climbing stairs, and reaching.
• Lifting and carrying up to 50 pounds.
• Operating hand tools, power equipment, and cleaning equipment.
• Working outdoors in varying weather conditions, including heat, cold, rain, and humidity.

Work Environment

The Groundskeeper primarily works outdoors and is regularly exposed to changing weather conditions, dirt, dust, landscaping materials, cleaning chemicals, and moderate noise levels. Appropriate safety equipment and procedures must be followed at all times.
